The intent of the Bid Request is for various contractor trades to construct 10 Duplex units. Sixwill be 3 bedrooms and four will be 4-bedroom. Below is the list of trades and suppliers needed. TRADES 1. Foundation & Flatwork: Labor Cost only PLHA to provide concrete, additives, rebar, & hardware, etc. 2. Termite Control: Materials, equipment, and labor to install. 3. Framing Carpentry: Labor Costs, work installation included are framing, windows, doors, siding, trusses floor and roof sheathing, house wrap, trim boards, hardware etc. PLHA to provide materials. 4. Plumbing: Design Build Required Materials, equipment, and labor to install. 5. HVAC: Design Build Required Materials, equipment, and labor to install. 6. Electrical: Design Build Required Materials, equipment, and labor to install. 7. Roof Covering Installation: Materials, equipment, and labor to install. 8. Insulation: Materials, equipment, and labor to install. 9. Drywall: Materials, equipment, and labor to install. 10. Finish Carpentry: Labor Only PLHA to supply materials and hardware. Work includes installation of casing, trim, baseboard, bathroom towel bars, TP holder, cabinetry and any other miscellaneous items needing to be installed. 11. Countertops: Materials, equipment, and labor to install. 12. Paint: Exterior-2/3 color scheme. Interior work to include installing primer prior to texture, and interior paint. Materials, equipment, and labor to install. 13. Floor Covering Installation: Materials, equipment, and labor to install. 14. Rooftop PV System and Accessories grid connection: Materials, equipment, and labor to install. 15. Fencing: Materials, equipment, and labor to install. (6' chain-link boundary fence and 4' chain-link for around each duplex unit) 16. Metal Handrails: Materials, equipment, and labor to install. (Steps, grab rails for handicap ramps). The contract will be awarded to the most responsible contractor whose price conforms to the solicitation. Any price quote which exceeds the total available funding may be, for such reason only, considered non-responsive and no right attaches to such a price quote, which may be otherwise responsive, for the contract award. The OWNER reserves the right to reject all price quotes, and to waive any informality in the process whenever such a rejection or waiver is in the best interest of the Housing Authority.
