Renovation of a retail development in Fredericksburg, Virginia. Completed plans call for the renovation of a retail development.

Purpose The purpose of this Invitation for Bid (IFB) is to solicit bids for the existing electrical power distribution gear at the City Maintenance Shop facility that is of varying age & condition. The gear has exceeded or is near its expected useful life and requires replacement to ensure long-term reliability and serviceability. Electrical renovations are to be provided for (3) separate buildings on the site, each with their own electric services as follows: 1. Storage Building 2. Maintenance Shop 3. Main Operations Building (this building has two services) Minimization of downtime at these facilitiesis a top priority. Buildings must remain operational during normal working hours (Monday through Friday, 6:00am to 5:30pm). Renovations are to be sequenced to prioritize the reduction of downtime. The contractor is responsible for determining a replacement strategy for each building and presenting a listing of estimated periods of downtime required for each building along with the bid. All downtime during renovations shall be closely coordinated with the project manager. Longer downtimes will likely be required to occur after hours or over weekends (holiday weekends are preferred). Some work may be required to occur after normal business hours to reduce the impact on operations. Contractor shall have an agreement in place with local electrical supply houses to obtain materials after hours in the event an emergency part is needed. The Maintenance Shop is served by a dedicated Single-Phase Service. The building's electrical system consists of a main electric panel (Panel MD) and two sub panels (Panel P1 and Panel P2). The main panel includes a 200A main circuit breaker and is fed directly from the power company meter. Both sub panels are lugs-only panelboards. All panelboards and feeders shall be replaced in this building. Due to this building's nature, downtime due to electrical renovations must be minimized and closely coordinated with the project manager. The building shall remain fully energized and in operation throughout the renovations except for scheduled downtimes. Sub panel replacements shall be staged so that other panelboards in the facility may remain fully in operation as practical. The contractor shall provide temporary power sources as required during the renovations. All existing branch circuits shall be traced, and new panel directories produced to reflect actual conditions.
