Renovation of a multi-residential development in Main Brook, Newfoundland. Completed plans call for the renovation of a multi-residential development.
Closing Time: 1:00 PM (NT) Question Acceptance Deadline 2025/04/22 10:00:00 AM NDT Water Damage Repairs and Vacant Unit Refurbishment, 18B Main Street, Main Brook, NL 1 Remove water damaged drywall and replace (plaster included) as identified throughout the main floor of the unit (approx. 27.5 M2. total), caused by a recent broken heater pipe in an upstairs bedroom. Replace door trim and baseboard in these areas as required. Damaged drywall has been summarized in the table below: Location Ceiling (M2) Wall (M2) Porch 2.14 3.53 7.81 Living room 9.67 Main floor hall 1.58 Stairwell 2.70 Paint porch in its entirety, living room and hallway ceilings, affected living room walls, and affected wall in stairwell to match existing. Paint kitchen side of door to rear porch. 3 Paint laundry room walls and adjust door for proper closure. Install power cord on HRV and ensure proper operation. 4 Glue minor cut in sheet vinyl flooring of porch floor. .5 Install new rangehood in kitchen, connect to existing exterior vent duct. 6 Replace heater in living room (hot water radiation) size as per code requirements. 7 Remove wall stencil in rear right bedroom, tighten door knob, and paint bedroom celling, door and baseboard. Install new receptacle plates (x4) and switch plate (x1). 8 Install new flooring in front left bedroom, including plywood underlay. Use transition molding to compensate for different floor height from bedroom to hall. Install new heater in this room (hot water radiation) size as per code requirements, and a new door stop for the closet door. Flooring as per included specifications. 9 Plane door in rear left bedroom, currently jamming at top of door box. 10. Repair bathtub taps- screw that keeps handle on is broken off in spindle on left side, and cap is missing from right side. Clear bathroom sink drain, as water is slow to drain. 11 Replace batteries in all smoke detectors and replace missing light bulbs throughout unit as required. .12 Replace one broken tile in upstairs hallway directly in front of door to front left bedroom. 13 Significant sewer gas/smell noticed in kitchen cabinet beneath sink, where a clean out is present. Ensure cap is sealing properly. If no apparent cause for the smell is noticed, remove base of kitchen cabinet for further investigation. If any work is required beyond removal and replacement of cabinet base, it shall be negotiated in a change order. 14 Remove garbage on ground near front door, along rear fence, and in corner of rear yard. 15. Clean unit in its entirety, including strip and wax (2 coats) tile floors. Refer to included specification for additional cleaning requirements.
