Renovation of an educational facility in Morrow, Georgia. Completed plans call for the renovation of a educational facility.
Replace existing Mechanical (HVAC) and Electrical systems related to the removal of the existing 2 chillers at 750 tons each for exact replacement with 2 new 750 tons each chillers and associated accessories as listed in the RFP, and attached documents. Note: Only RFQC list of 3 qualified contractors are permitted to bid on this project. General Overview of the Project Scope for the Chiller Replacements A. The following is a general overview of the project scope that the Bidders are requested to submit a Pricing Proposal to perform the work indicated. This is the Project Scope to be used for bidders to submit their RFP package to indicate their documentation for review by the Selection Committee. B. The bidders are requested to submit a construction proposal for this project to the existing Mechanical (HVAC) and Electrical systems related to the removal of the existing 2 chillers at 750 tons each for exact replacement with 2 new 750 ton each chillers and associated accessories as listed in these documents and the attached drawings. All costs for the construction of these maintenance upgrades shall be included in the bid proposal. Bidding Contractors will be required to visit the site prior to their Pricing Proposal to perform the necessary survey work as required to be completely familiar with the existing conditions to submit an all- inclusive cost submission. Change orders will not be allowed, except for clear changes in scope or if unforeseen conditions are discovered, however, only as determined by the Owner, Clayton State University, and Board of Regents (BOR). C. Description: 1. The accompanying plans are diagrammatic in nature and are intended to establish size, general routing and location, and performance and are not intended to show all possible conditions. All work shall be fully coordinated to ensure the installation of a complete, operating system that fits in the space allotted. The successful firm will be required to provide all labor, equipment, appurtenances and materials necessary, and perform all operations required for the installation of complete, functional mechanical, controls and electrical systems as outlined on the drawings and described herein. 2. Because this project is an adaption to and partial replacement/renovation/installation of the mechanical and electrical existing systems and the installation of new HVAC equipment and associated electrical system, unknown circumstances and interferences may occur within the existing structure. The bidders shall visit the site prior to any bid submission to familiarize themselves with the existing conditions. The contractor shall make adjustments in routing and location and, if necessary, in changes required, in order to achieve the specified performance without incurring additions to the contract. Where existing conditions differ significantly enough to affect pricing, the bidders will be required to notify the Selection Committee prior to the Pricing Proposal submission for a resolution by the Question submission deadline listed above. No allowance will be made for lack of knowledge of existing conditions II. Scope of Work - Mechanical Demolition 1. The demolition work required shall include, but not limited to, the following items A. Removal of chillers CH-1 and CH-2 (existing York chillers) and primary and secondary chilled water pumps. B. Disconnect chilled water supply and return water piping at the existing valves at the chillers and pumps to the piping connections. C. Removal of existing control wiring to BAS interfaced equipment such as the control valves, current transducers for status of pumps and chillers operation. D. Refer to the mechanical drawings and specifications on the drawings for detailed demolition work required. III. Scope of Work - Electrical Demolition 1. The demolition work required shall include, but not limited to, the following items. Carefully coordinate with the mechanical scope to include any items not specifically noted herein as part of the scope of work. A. Chillers and Chilled Water Pumps Replacement: Provide labor required to disconnect existing power circuiting to the existing chillers and pumps. The intent is to disconnect the power at this equipment and associated components such as any controlled devices such as powered valves, relays, sensors, etc., to be relocated in the chilled water piping system. B. Refer to the electrical drawings and specifications on the drawings for detailed demolition work required. IV. Scope of Work - New Electrical Work 1. The new work required shall include, but not limited to the following items. Carefully coordinate with the mechanical systems scope to provide all code required electrical connections which includes conduit, wiring, disconnects, etc., refer the to the New Work requirements indicated on the electrical drawings and specifications. A. New Chillers and Pumps: Provide labor and materials to install conduit and wiring to new cooling tower components, supports, circuit labeling including updating the panel directories as required for the new chillers and pumps. B. Potential temporary wiring for powering temporary rental chillers that may be necessary to be installed depending upon delivery of the new chillers by the mechanical contractor during the removal and replacement of the existing/new chillers for the ability to keep the cooling system active shall be provided. This work is anticipated to be conducted for as much as a 4-week period so a temporary Questions received will be answered by April 28, 2025 by 5 pm EDT with applicable RFP Addendum issued with the Answers. A review of the proposals received will start May 8 and be completed by May 12, 2025. A final proposal review meeting will be conducted prior to a Contract issued to the successful firm. Question Deadline 04/24/2025 at 4:00 PM ET Direct communications with Clayton State University are prohibited during the RFP process. The Work of Project is defined by the Contract Documents and consists of the following: 1. The scope of work for this project includes a 1,705 square-foot renovation within Clayton State University's Edgewater Hall building to create a LakerCard Service Center and supporting offices and other Work indicated in the Contract Documents. 2. The LakerCard Center includes: a. Modifications to existing exterior storefront to add an entrance CDH-21040.00 011000-2 b. New storefront systems c. Service counter with power and data d. New Paint, LVT Flooring, and Rubber Base Finishes e. Decorative Wall Panel and Signage f. Modifications to existing HVAC g. Updated Lighting 3. The Supporting Offices include: a. Six enclosed offices b. Small Break Area c. Open Huddle Space area for conferencing with updated power and data for printer connections, and AV equipment (TV and document camera) d. New Paint, Carpet and LVT Flooring, and Rubber Base Finishes e. Updated Lighting f. Modifications to existing HVAC 4. Back Corridor includes: a. New Paint, LVT Flooring, and Rubber Base B. Type of Contract: 1. Project will be constructed under a single prime contract. C. General Contractor shall secure all applicable permits and permissions as required by local authorities and agencies for the performance of the Work. 1.05 ACCESS TO SITE A. General: Contractor shall have limited use of Project site for construction operations as indicated on Drawings by the Contract limits and as indicated by requirements of this Section. B. Use of Site: Limit use of Project site to Work in areas indicated. Do not disturb portions of Project site beyond areas in which the Work is indicated. 1. Driveways, Walkways and Entrances: Keep driveways and entrances serving premises clear and available to Owner, Owner's employees, and emergency vehicles at all times. Do not use these areas for parking or for storage of materials. a. Schedule deliveries to minimize use of driveways and entrances by construction operations. b. Schedule deliveries to minimize space and time requirements for storage of materials and equipment on-site
