Site work and new construction of a mixed-use development in Newnan, Georgia. Conceptual plans call for the construction of a fitness / recreation center; for site work for a fitness / recreation center; playground / park / athletic field; and playground / park / athletic field.
Scope of Work o Provide a boundary and topographic survey for the property. o Identify and delineate the streams and wetlands that are located within the property. o Utilize the conceptual park plan and topographic survey to develop a grading plan that balances the volume of cut and fill as nearly as possible. o Prepare a hydrology study and stormwater management plan to satisfy the requirements of the County ordinances and MNGWPD. o Preparation of grading and drainage plans including storm drain pipes and structures. o Preparation of initial, intermediate and final erosion, sedimentation and pollution control plans for the entire site. o Survey of existing utilities along Fischer Road for inclusion in the plans. o Coordination with electrical service provider and design of electrical distribution for the park. o Design of water supply to and through the park to include the placement of fire hydrants on the site. o Design of a left turn lane and right turn lane on Fischer Road at the entrance to the park. o Design of the main road though the park including the connection to Andrew Bailey Park, parking within phase 1, and access drives within phase 1. No road design beyond the connection to the existing road within the Andrew Bailey Park will be required. o Design for new Andrew Bailey Park entrance including left and right turn lanes on Andrew Bailey Road. o Provide 30% plan sets for review by the County. o Make plan revisions to address County comments on the 30% plans. o Provide 90% plan sets for review by the County prior to submittal of final plans. o Address any County comments from 90% plans. o Design field and parking lot lighting for phase 1 of the park. o Design irrigation, hardscapes, and amenity plans for phase 1 of the park. Amenities will include fences, bleachers, shade canopies, trash receptacles, and two restroom buildings. A sample restroom building design is included to provide generally desired size and function. The restroom buildings are depicted by yellow boxes on the attached concept. o Septic design for two restroom buildings in the initial phase. o Provide three (3) complete full size plans and reproducible digital file for use by the County or a selected contractor. o Provide a list of materials and summary of quantities for each item that will be necessary for the construction of phase 1 of the project. o Provide an estimate of earthwork (cut/fill) that will be necessary based on the grading plan for the site. o Provide a CAD file (Civil 3D) of the plans to the County. o Provide a 7-day letter once initial E&S measures are in place.
