Facility 920 is located at the Rickenbacker Army Enclave (RAE) OHARNG Training Site, 7370 Minuteman Way, Obetz, Ohio 43217, Franklin County and was constructed in 1956. The Armory facility is approximately 17,767 square feet and has undergone limited renovations since its inception. Multiple building components have failed or are failing and require repairs or replacement because they have exceeded life expectancy, are constantly under repair, and are non-energy efficient. The overall Training Site is in fair to poor condition - indicative of its age. The site and Armory are showing significant signs of wear and tear. Generally, the property appears to have been constructed within industry standards in force at the time of construction. Construction Notice to Proceed: 07 / 26 Professional Services Completed: 09 / 27 EDGE Participation Goal Percent of initial Total A/E Fee: 5.0% The project will require site evaluations, design and nvironmental assessments for construction. Scope items include HVAC upgrades, office and common area renovations, restroom renovations and expansions, painting, new low maintenance flooring systems, new energy efficient windows, doors and lighting, switch gear and electrical generator hookup. Specific scopes of work will be determined based on individual site assessments. As scope and associated costs are solidified, projects of similar types, scope, and budget may be added or removed as The Adjutant General's initiatives and funding allow. In addition, coordination with other governmental and public entities may be required to meet criteria. All renovations will comply with the current requirements for ADA Standards for Accessible Design and use The Adjutant General's Design and Construction Standards as a reference for design. Upon award of the Agreement, the selected firm shall commence to verify and update the Program of Requirements with The Adjutant General's Department and Ohio Army National Guard needed to obtain approval of the updated Program of Requirements. The selected A/E, as a portion of its required Scope of Services and prior to submitting its proposals, will discuss and clarify with the Owner and/or the Contracting Authority, the cost breakdown of the Architect/Engineer Agreement detailed cost components to address the Owner's project requirements. Participate in the Encouraging Growth, Diversity & Equity (EDGE) Program as required by statute and the Agreement. As required by the Agreement, and as properly authorized, provide the following categories of services: Program Verification, Schematic Design, Design Development, Construction Document Preparation, Bid and Award Support, Conformed Documents, Construction Administration, Post-Construction, and Additional Services of all types.
