Reference Number 0000383745 The CTCF OIG House: Parole Office Renovation includes work in the base scope and work not in current contract, to be completed in the future. The project site is located at 123 Main St, Canon City, CO 81212, just to the north of the Colorado Territorial Correctional Facility. The project site is a former home that was already converted to an office. This project will bring the office up to Building Code and ADA standards. Following the full renovation of the property, a Parole Office will occupy the building. Scope of Services: Contract Documents include the Project Manual and Drawings. The base scope includes interior demolition and salvage, structural changes, and construction of new wood walls as shown in the Construction Documents. The base scope also includes purchase of all necessary gypsum board sheathing for the future work documented as not in current contract (NICC) and delivery of the gypsum board sheathing to the owner's warehouse in Canon City. Refer to notes throughout the Drawings for Base Scope and Bid Alternatives. Any work not noted as Base Scope or a numbered Alternative is assumed to be Not in Current Contract. There are eight bid alternatives which include some of the work not in current contract. Refer to Specification 012300 for descriptions of bid alternatives. All NICC work is expected to be part of a future project to be completed in the future, prior to occupancy of the building. The current base scope and future work includes primarily an interior renovation and also includes exterior improvements at the main entry as well as new accessible walkway to the 2nd Street public right-of-way as well as two (2) on-site parking spaces. The remaining existing structures on the site will be demolished. The interior renovations include reconfiguration of the main level of the existing structure including demolition of three bathrooms and construction of two new bathrooms as well as reconstruction of load bearing walls. The lower level includes more limited demolition and new construction. New lighting, electrical, plumbing, mechanical systems, and finishes will be installed throughout the building. If the construction value is $50,000 or greater a Bid Bond and Power of Attorney or Proposal Guaranty is required in an amount not less than 5% of the total Bid.
