Rye Public Library Request for Proposals for HVAC Equipment Replacement The Trustees of the Rye Public Library (RPL) invite qualified Contractors to submit Bid Proposals to serve as the Construction Manager at Risk (CMAR or Contractor) for the replacement of HVAC systems at the Rye Public Library in Rye, New Hampshire. As a CMAR, you would provide all work and construction services required to construct and implement all work associated with the replacement of HVAC equipment while maintaining RPL operations. This is intended to be a Turnkey project. The Trustees reserve the right to reject any or all proposals for whatever reason the Board of Trustees determines is in the best interests of the Rye Public Library. Secure permits, as required, for all work. Remove and properly dispose of existing: Oil furnaces, condensing units and humidifiers. Oil tanks and contents. Associated piping, venting, electrical, etc, which will not be reused. Install new HVAC equipment with similar performance to existing. New equipment should be heat pumps with condensing LPo -based heating for low outdoor temperature if needed. Electric heat for backup will not be allowed. New humidifiers. Existing humidifier distribution may be reused if operational and properly cleaned. Connect new HVAC air handling units to existing SA, RA & OA ducts with the mechanical rooms. Insulate new ductwork and piping per current energy code. Existing refrigerant piping may be reused if appropriate for new equipment. Install new LP piping from a new second stage regulator near the mechanical rooms to all LP equipment. Install combustion air and venting for all LP equipment. If a hydronic hot water system is envisioned, include a complete installation with boilers, pumps, piping, etc. Replace existing thermostats with standalone Wi-Fi enabled 7-day programmable thermostats. Balance SA, RA, OA airflows at HVAC equipment. Do not include balancing systems outside of mechanical rooms. Electrical work needed for new equipment. Protect areas outside of the mechanical rooms from construction related dust and debris. Restore walls, ceilings, etc to prior condition including cutting, patching and painting. Sprinkler work, if needed, to install new systems.
