Reference Number 0000385126 Bid Intent Not Available The Transportation Building was constructed in 1988 and an addition was subsequently added to the south side. The office wing is part of the original building and is brick veneer on wood stud construction. The Andersen vinyl clad wood windows in the office wing are original to the building and are in need of replacement. There are 15 window openings on three sides of the office wing. Each opening contains a pair of casement windows. Seven of the openings have stationary windows, the other eight pairs are operating. The operable units have screens. The construction drawings show the windows installed with a nailing flange behind the brick veneer. No detail is available indicating whether there is any head flashing between the window and a metal faced plywood panel above. None is visible in the field. Scope of Services The Scope of Services outlined below is intended to direct bidding efforts but isn't presented as a complete or detailed description of the work required to complete the project. The Bidder is to consider all details and actions required to provide full and complete construction services that meet industry standards. Step 1- Investigation Remove Window #04 (see Page 5) for investigation in order to verify the existing wall construction. o Remove and store (on-site) interior window blind. o Remove all exterior sealant around perimeter of brick opening. o Remove arched metal-faced panel on exterior. o Remove existing interior sealant. o Remove existing pair of windows. o Provide temporary, secure, weathertight, closure in masonry opening. If the Step 1 investigations lead to the need for any modifications to the work effort described in this Scope of Services, and included in the Contract for Construction, such modifications will be addressed by Change Orde Conditions of Bidding: Bidder is to submit a stipulated Lump Sum price, as well as the two Unit Prices listed under Quantity of Windows. Submission is to be on company letterhead, signed by an individual authorized by the company to do so. Bid security in the amount of 5% of the lump sum Base Bid is required. Bonds are not required. Step 2- Window Replacement Once a plan of action is agreed upon by Owner and Contractor, replacement of all of the designated windows may begin. Remove window blinds and store on-site. Method of window fastening will be verified by Step 1. Base bid to be direct fastening through window frame. Window installation to be coordinated with installation of new metal head flashing and ACM panel above. Remove existing blocking on face of sheathing, above window, as required to allow installation of new window head flashing. Prefinished bent aluminum flashing to be nailed to sheathing and extend out past face of new metal panel. Provide drip edge on protruding horizontal leg of flashing. Provide flashing tape to seal flashing to wall. Add to existing support structure within wall as required to allow face panel to be adhered in place. ACM (aluminum composite material) face panel to be Alucabond, or equal, with color to match window. Bottom edge of panel to be held 1/8" above drip edge. Closed-cell spray foam will be injected into the gap between the window and the 2x4 rough opening framing, all four sides. The intent is to create a continuous weather barrier between building wall and window frame at the face of the insulated sheathing. Provide backer-rod and sealant around the exterior perimeter. Sealant color to match window and be preapproved by Architect. All removed windows and associated debris to be disposed of off-site by the Contractor. Step 3- Interior Work Base bid assumption is that interior face of new window sill will fit snug to existing drywall return on jambs and head, as well as plastic laminate covered sill. Provide silicon sealant around perimeter of window, color to be white. Reinstall window blinds. Windows Specification Basis of Design product is Andersen 400 Series Casement window. Dark Bronze exterior, prefinished white interior. Full screens on operable windows. Compact operator handle. Matching products from Pella or Marvin are approved equals. Quantity of Windows Base bid is to include replacement of three pair of operable casement windows, 01, 03, 15; and three pair of fixed casement windows, 02, 04, 14. These consists of all four masonry openings on the west elevation and the two masonry openings in the Dispatch Room on the east elevation. Provide Unit Price for replacement of a single pair of operable windows (one masonry opening). Provide Unit Price for replacement of a single pair of fixed windows (one masonry opening). Provide suggested construction start date and project duration with the bid. It is required by the Owner that the project be completed by October 15, 2025. The intent of considering Bidder suggested construction schedules is to allow flexibility for Bidders to plan for the best utilization of their work forces, resulting in the most economical project pricing.
