Remodeling of an educational facility in Las Vegas, Nevada. Working plans call for the remodel of a seven-story above grade educational facility.
**As of June 14, 2025, the owner has selected a Construction Manager. A timeline for construction has not yet been established.” As of 05/29/2025 - Per Owner - Results should be available in August 2025. University Medical Center of Southern Nevada ("UMC" or "Owner") is soliciting proposals from qualified general contractors who shall serve as the Construction Manager at Risk (CMAR) to perform, among other things, the following preconstruction and construction services: PRECONSTRUCTION SERVICES: 1. Engage in design meetings with the Owner and Architect as necessary to discuss the Construction Documents (consisting of this RFP Document, all Attachments, and all supplementary documentation provided by Owner or Architect) and review of all designs for constructability. 2. Provide recommendations consistent with the Project requirements to the Owner and Architect on constructability, availability of materials and labor, time requirements for procurement, installation and construction, and factors related to construction cost including, but not limited to, costs of alternative designs or materials, preliminary budgets, life-cycle data, and possible cost reductions. 3. Coordinate and gather input from major subcontractors regarding constructability, scheduling, pricing, and materiality options for value analysis. 4. Develop and maintain a comprehensive Project schedule, updated monthly or as required by the Owner, to provide full control of the work using generally accepted project scheduling software as appropriate. This schedule shall include construction activities such as procurement, construction, and phasing activities of the General Contractor ("Contractor") and design, development, and Owner activities as provided to the Contractor by others for integration into a master Project schedule. 5. Conduct page turn review workshops jointly with the Architect and Owner to assist in identifying inconsistencies, points of necessary clarification, or omissions within the respective drawing package. The intent is that the Contractor selected via this RFP is assisting in the quality control review in the development of fully coordinated and clear drawing packages so as to limit clarifications and inconsistent drawing details, ensuring value analysis objectives are being incorporated into the drawing packages, and constructability and feasibility concerns are being addressed in real time. 6. Work jointly with the Owner and Architect on identifying subcontractors, vendors, and/or suppliers that would be considered for a competitive bid or negotiated basis of award of performing the work. A bidders' list along with a procurement strategy applicable and appropriate for this Project shall be created and maintained by the Contractor with collaborative input from the Owner and Architect. 7. Maintain a detailed value analysis reporting tool that identifies and tracks the pricing of various value analysis options presented by the Contractor, Owner, and Architect. This reporting tool shall be updated on an as-needed basis as options are considered, but no less than the frequency in which drawing packages are being produced for probable cost estimating and shall be in a format mutually agreed upon by the Contractor and the Owner. 8. Develop a comprehensive Guaranteed Maximum Price ("GMP") when directed by Owner. CONSTRUCTION SERVICES: SCOPE OF WORK SUMMARY: This work will primarily take place within the UMC 7 Story Tower, located at 1800 W Charleston Blvd, Las Vegas, NV 89102, and will provide for necessary infrastructure refresh or total replacement of the lighting, HVAC, drain, waste, and vent systems serving each floor from the 6th floor slab level down to 1" above the finish floor at ground level. This work will also allow for a complete refresh of flooring, wall coverings and ceiling finishes, bringing Floors 3, 4, and 5 up-to-date with the current UMC Campus color palette. This Project includes all patient rooms, hallways, nurse stations, clean and dirty rooms, nutrition/break rooms as the main priority. ESTIMATED COST: $16,000,000 - $19,000,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. This work will primarily take place within the UMC 7 Story Tower located at 1800 W Charleston Blvd, Las Vegas, NV 89102 and will provide for necessary infrastructure refresh or total replacement of the lighting, HVAC, drain, waste, and vent systems serving each floor from the 6th floor slab level down to 1" above the finish floor at ground level. This work will also allow for a complete refresh of flooring, wall coverings and ceiling finishes bringing Floors 3, 4, and 5 up-to-date with the current UMC Campus color palette. This Project includes all patient rooms, hallways, nurse stations, clean and dirty rooms, nutrition/break rooms as the main priority. The remaining interior support spaces will be incorporated if budgeting allows, as determined by UMC. All doors facing common hallways are to be replaced with metal thermal fused doors. All patient rooms will receive new thermal fused doors at entry and restrooms. Door and interior window frames will be painted with Sherwin Williams Alkyd enamel custom color match Slate. New in-wall heating and cooling equipment will be installed with local electronic thermostat controls replacing current pneumatic controlled equipment adding better reliability/comfort for heating and cooling of the patient rooms. Night lights in all patient rooms will be removed and replaced with LED fixtures and bulbs. LED lighting at each patient room will have capability to provide minimal lighting while on generator power/emergency lighting. InPro handrails and crash rails and snap on corner guards will have current covers removed and replaced with new covers, returns and related accessories. The color is to be determined. Existing nurse stations, work areas/stations at alcoves, will be removed and replaced with new casework featuring solid surface tops at all countertop locations. Patient toilet/shower rooms on Floors 4 and 5 will have all lighting, tile, shower, toilets and sinks removed and replaced with new shower pans and solid surface surrounds, new flat laid sheet vinyl flooring with new toilet, sink and fixtures. Walls will be finished with .060 Acrovyn sheets with matching caulk at inside corners and 1 1/2 " by 1 1/2 " tape on trim for outside corners from 4'6" a.f.f. and down, with new paint on remaining wall and hard ceiling surfaces. All walls will receive caulking around entire perimeter of flooring to wall joint and then be covered with 6" Fawn wall base. Lighting will be upgraded to LED fixtures and bulbs. Patient rooms on Floors 4 and 5 will have backing installed for vertical track-mounted equipment at each bed location in the head wall. Head walls will have Acrovyn wall sheeting installed from floor to ceiling. New over bed lights will be installed and incorporated into the Hill-Rom nurse call system for patient control. Walls will be finished with .060 Acrovyn sheets with matching caulk at inside corners and 1 1/2 " by 1 1/2 " tape on trim for outside corners from 4'6" a.f.f. and down, with new paint on remaining wall and hard ceiling surfaces. All walls will receive caulking around entire perimeter of flooring to wall joint and then be covered with 6" Fawn wall base. New patient storage cabinets will be installed to replace existing. New casework will be developed to cover the in-wall AC units at window alcove locations. Lighting will be upgraded to LED fixtures and bulbs. Existing ceiling grid will be repaired and painted. All ceiling tiles will be removed and replaced with new. Ceiling mounted fixtures and equipment will be removed and re-installed as necessary to allow ceiling tile replacement work to proceed. Ceiling mounted devices to be centered in 2' x 2' tile with 2' "T" and 2' tile to make up standard 2' x 4' ACT layout. External patient room cabinets will be removed and replaced with new similarly designed cabinets. Patient rooms on Floor 3 will have backing confirmed/installed for vertical track-mounted equipment at all current locations. Head walls will have Acrovyn wall sheeting installed from top of casework to ceiling. New over bed lights will be installed and incorporated into the Hill- Rom nurse call system for patient control. Walls will be finished with .060 Acrovyn sheets with matching caulk at inside corners and 1 1/2 " by 1 1/2 " tape on trim for outside corners from 4'6" a.f.f. and down, with new paint on remaining wall. All walls will receive caulking around entire perimeter of flooring to wall joint and then be covered with 6" Fawn wall base. New patient storage cabinets will be installed to replace existing. Toilet/sink casework to be removed and replaced with stand-alone toilet and wall hung sink at CCU locations. Lighting will be upgraded to LED fixtures and bulbs. Existing ceiling grid will be repaired and painted. All ceiling tiles will be removed and replaced with new. Ceiling mounted fixtures and equipment will be removed and reinstalled as necessary to allow ceiling tile replacement work to proceed. Ceiling mounted devices to be centered in 2' x 2' tile with 2' "T" and 2' tile to make up standard 2' x 4' ACT layout. Sliding door system at CCU to be completely refurbished/rebuilt with new rollers and pins, etc. to improve operability. All other doors to be replaced with metal thermal-fused doors to match existing conditions.
