Site work and renovation of a mixed-use development in Kansas City, Missouri. Completed plans call for the renovation of a office development; and for site work for a water / sewer project.
As of june 25,2025 project was awarded to The Fagan Company but awarded amount is not available. Replacement of an existing cooling tower and condenser water system with a new evaporative fluid cooler, pumps, piping, and water treatment system. Package air handling units will be replaced with new chilled water-cooling coil air handling units. Project Address: 3444 Broadway Blvd, Kansas City, Missouri 64111 SCOPE OF WORK 1. Base Bid: The scope of this project is to remove the 2-cell cooling tower system and replace with a closed circuit 2-cell evaporative fluid cooler. The entire condenser water piping system is to be replaced. New condenser water piping is to be installed throughout the building from basement chiller room to the roof. The two 25-hp condenser water pumps will be replaced with new. VFDs will be provided for the condenser water pumps. The condenser water piping system will be filled with a propylene glycol solution for freeze protection. An automatic glycol feeder system will be provided and connected to the BMS. The existing water-cooled modular chiller will remain. (7) Package Air Handling Units (PAHUs) will be removed and replaced with AHUs with hydronic CHW/HW coils. VFDs will be provided for the AHU supply fans. The existing condenser water piping serving the PAHUs will be removed, and new chilled water piping will be routed to serve the AHUs. The AHUs will utilize the existing chilled water plant for cooling. The existing CWP-3 will be remain and be reused as a secondary chilled water pump to serve the new AHUs. The remaining chilled water pumps, primary and secondary, will remain to supply the rest of the existing equipment. The existing airside distribution system downstream of the PAHUs, including ductwork, VAV boxes, and diffusers, will remain for reuse. The airflow rates for these systems shall be measured and recorded before the start of construction and adjusted and balanced after installation of the new AHUs. The fluid cooler requires a makeup water connection. The existing RPZ backflow preventor in the penthouse mech. room will be replaced with new, and new makeup water piping will be routed to the fluid cooler. A chemical-free water treatment system will be used for the open basin in the fluid cooler. A BMS-connected submeter is required on the makeup water connection. All new mechanical equipment will be connected to the existing BMS and shall use Automated Logic controls. The existing (3) large AHUs in the penthouse, RTU, boilers, hot water distribution system, and chilled water distribution system will all remain untouched or minimally disrupted. Electrical, structural and architectural scope is also included for a full replacement/renovation of the systems. 2. Bid Alternate #1: There is a significant amount of existing condenser water piping located above occupied spaces. That demolition of which would affect the occupants and operations. The base bid includes leaving these pipes in place, cutting, draining, capping and labeling to be abandoned in place. Bid alternate #1 shall include the removal of all out of service piping as indicated on floor plans. 3. Bid Alternate #2: As part of the base bid, new AHUs shall be provided with the provisions to have UV lights installed within the unit. Bid alternate #2 shall include the procurement and installation of the UV lights within the new AHUs. Question Deadline 05/14/2025 All questions regarding this Bid must be directed through online portal. Package air handling units are to be replaced with new chilled water-cooling coil air handling units. A. Alternate No. 1 : Demolition of all Condenser Water Pipe 1. Alternate: Demolish and Remove all out of service piping as indicated on floor plans. 2. Base Bid: Drain, cap and abandon in place all indicated existing GS/GS pipes above occupied spaces. A. Alternate: An amount proposed by bidders and stated on the Bid Form for certain work defined in the bidding requirements that may be added to or deducted from the base bid amount if Owner decides to accept a corresponding change either in the amount of construction to be completed or in the products, materials, equipment, systems, or installation methods described in the Contract Documents. 1. Alternates described in this Section are part of the Work only if enumerated in the Agreement. 2. The cost or credit for each alternate is the net addition to or deduction from the Contract Sum to incorporate alternate into the Work. No other adjustments are made to the Contract Sum. B. Alternate No. 2: UV Lights 1. Alternate: Furnish and Install UV lights in all new AHUs 2. Base Bid: Provide all AHUs with provisions for future UV lights to be installed.
