The City of Murfreesboro is accepting sealed bids for Bathroom Rehabilitation . Scope of Work The scope shall include all the work necessary to install a new step in the shower and other items as listed below. The completed project shall be fully functional, watertight and weathertight. Work shall include three different parts of the home, the existing bathroom toward the rear of the house, on the exterior wall of the bathroom and in the kitchen/dining room. Work shall include the following: Bathroom: Remove existing tub/shower, water closet and vanity. Remove existing plastic wall panels and sheetrock on exterior wall and where shower wall tile will be installed. Install a new shower base, shower valve, and new supply line to new shower head. Construct new 2 x 4 wood stud wall at end of shower and cover with 1/2:” green board. Remove existing window and reframe for new smaller operable window. Install a new shower base, green board, waterproofing membrane and wall tile. Install new toilet, vanity/sink, stop valves, trap and supply lines. Install new plastic laminate flooring and shoe mold. Paint inside of bathroom including doors, and trim. Install grab bars as indicated in sketch A. Kitchen/Dining Room: Remove existing flooring, ramps, and aluminum threshold and install new plastic laminate flooring and ramps. Exterior of House: Install new horizontal sliding window at rear exterior wall of bathroom. Repair vinyl soffit just outside the new bathroom window. Install new vinyl siding on the rear exterior wall of bathroom. 2.2. Contractor’s Responsibilities The contractor shall protect the existing floors, walls, trim, and furnishings from damage during work. All debris generated by this work shall be disposed of legally and properly by the contractor. The contractor shall furnish on-site sanitary facilities for all workers. The home will be occupied while the work is being completed, and one bathroom must always remain operational and accessible. The intent of these specifications is for a complete and finished appearance. All work shall be in compliance with locally adopted codes and state regulations. 2.3. Demolition Remove existing tub/shower, water closet, vanity, flooring, window and “box where existing shower valve” is located. The Contractor shall verify the existing framing is adequate in plumbness, squareness, and level to accept new shower base and ceramic tile assembly. Framing shall be inspected for rot or other damage and if discovered or framing needs to be reworked contact Community Development office for inspection. Remove existing window and associated trim. 2.4. Wood Framing/Window Provide all wood framing material necessary to complete the following. All wood shall be new and in compliance with the locally adopted codes. Sizes shall be based on code and match existing where allowed. Use approved fasteners, not drywall screws. 2.4.1. Provide new window opening as located on sketch “A”. Window shall be horizontal sliding 24” x 36” with screen and lock. Tempered glass must be used in the window. 2.4.2. Infill existing window opening to receive backer board and vinyl siding. 2.4.3. Frame new wall as shown on sketch “A”. 2.4.4. Provide and install wood blocking for all grab bars, shower valve, shower head, and other items as needed. 2.4.5. Inspect any newly exposed framing for rot or decay. Prior to concealing contact Community Development for inspection. 2.4.6. Build and install two new ramps at the bathroom entrance and set on new floor and secure to wall. 2.4.7. Other items as necessary to provide a complete and usable system. 2.5. Plumbing 2.5.1. Shower Base Provide and install acrylic/fiberglass shower base. The base shall be 32” x 60” and have a 4” high curb, integral seat and nonslip floor finish. Acceptable manufacturers are: 1. Laurel Mountain Atwood Series 2. Oasis Vursa kd Series The Contractor shall verify the existing framing is adequate in plumbness, squareness, and level to accept new shower base. Framing shall be inspected for rot or other damage and if discovered or framing needs to be reworked contact Community Development office for inspection. Finished installation shall be watertight, with the base installed level on the floor, provide plastic/metal shims as required. Verify that shower drain aligns with existing plumbing and modify as necessary for proper drainage. 2.5.2. Shower Valve and Wand Replace existing shower valve and shower head supply line. Rework existing water lines as needed to accommodate new shower valve. Furnish and install a new shower valve with antiscald protection and a single handle operation trim kit. The shower head shall be mounted to a 60” stainless steel braided hose which is secured to a minimum 24” vertical slide rod mounted to blocking within shower wall. The slide rod shall allow vertical adjustment of the shower head and can be locked in place. The shower head shall be removable from vertical slide rod. The shower head shall provide a minimum of 4 different spray patterns. Acceptable Hand Shower Manufacturers and models shall include: 1. Delta Hand Shower Model #51361. 2. Moen 30” Wall Bar with Handheld Shower. 3. Peerless 4 Spray Patterns 1.5 gpm 4.38 in wall mount handheld shower head with slide bar. 2.5.3. Water Closet Furnish and install new accessible water closet, supply line, stop valve and wax seal. 2.5.4. Vanity and Sink Furnish and install new 36” vanity and countertop with integral bowel, new faucet, trap, stop valves, and supply lines. Countertops shall be cultured marble type with integral back splash. 2.6. Tile Backer Board Install ½” tile backer board on stud walls above shower base to ceiling. Backer board and tile shall extend to just outside shower pan. Secure to framing as required by the manufacturer. All joints and fasteners shall be sealed and taped as required by the manufacturer for installation on shower walls. If the ceramic tile manufacturer or tile backer board manufacturer requires additional substrates for a waterproof installation, the contractor must include the labor and materials in their bid. A 1/8” space shall be provided between the top of shower base (not the flange) and bottom edge of tile backer board. Acceptable manufacturers of the tile backer board are: 1) USG Durock Brand 2) James Hardie 3) Johns Manville Go Board Gypsum board products, including green gypsum board, cannot be substituted or used in lieu of tile backer board. The contractor shall protect the shower base from damage such as scratches or dents. 2.7. Ceramic Tile Furnish and install Glazed Porcelain or Glazed Ceramic Tile on the 3 shower enclosure walls from top of shower base to ceiling. Contractors shall include in their bid an allowance of $750.00 for purchase of tile and grout only (including sales tax and delivery). All other materials shall be included in the base bid. Unused portions of the allowance shall be deducted from the contract. Acceptable Tile Manufacturers are: 1) American Olean 2) Daltile 3) Mararri 4) Molovo 2.7.1. Tile Joints Provide a minimum of 1/8” joint where tile abuts tile at inside corners, window frame, shower base and ceiling. Do not grout these joints, apply 100% silicone caulk that matches grout color. 2.7.2. Thin Set Mortar Thin set mortar shall be compatible with tiles and approved for use on shower walls. Mix and install per manufacturer’s instruction. 2.7.3. Tile The tile shall be installed in a bed of thin set mortar so that the joints are plumb, level, and straight. Joint width shall be as recommended by tile manufacturer, and the width shall be consistent throughout the tile work. Tiles must be installed in accordance with the most recent publication of ANSI A108-A136.1 and/or ANSI A137.3-2021, A108.19-2020 and A108.2-2020. 2.7.4. Aluminum Tile Edge The exposed edges of tile at the shower end walls shall have an Aluminum L-angle Tile Edge Trim along exposed edge of tile. Set Metal Trim in bed of thin set. 2.7.5. Two Corner Shelves Install two corner shelves in corner adjacent to shower controls, shelves shall be 5” diagonally and have supports that extend into the backer board. 2.7.6. Grout Grout shall be compatible with tile, mortar and approved for use in showers. Grout shall be pressed into the joints with a grout float. Do not grout inside corners or at window frame/tile joint or at tile/ceiling of tile/tub joint. The tile shall be wiped clean of grout and grout haze. Seal all grout joints after they have cured. 2.7.7. Caulking Caulk all joists where tile abuts shower base, ceiling, window frame, tile edge trim, and inside corners of tile walls. Use 100% silicone caulk that matches grout color. The contractor shall furnish and labor and materials for a complete and waterproof installation. The owner shall pick the tile material (glazed porcelain or glazed ceramic), and color of tile, grout, shelves. 2.8. Bathroom Accessories Furnish and install: 1. Toilet Paper Dispenser 2. 30” towel bar adjacent to shower 3. Hand towel ring adjacent to vanity 4. 36” x 36” mirror above vanity 2.9. Grab Bars Furnish and install grab bars and required wood blocking in the following locations: 1. 24” long mounted vertically on wall immediately next to shower on the seat end. The bottom of the bar shall be mounted 48” above the floor. 2. 36” long mounted horizontally on shower rear panel mounted 36” above shower floor and beginning at front edge of seat extending away from seat. 2.10. Flooring 2.10.1. Bathroom Furnish and install new 10 mm thick laminate flooring plus pad. Approved manufacturers are: 1. Pergo 2. Quick Step 3. Stainmaster 4. Other preapproved equals. Flooring joints shall be tight and square with the walls. Install new shoe mold. 2.10.2. Kitchen Dining Room Provide and install new laminate flooring in the kitchen and dining room. Remove the aluminum threshold and install new laminate threshold between the dining room and sitting room. 2.11. Interior Wood Trim Provide new trim at new window including wood windowsill, new quarter round on base. Install new wood base where removed for shower install. 2.12. Painting Fill all holes, dents and blemishes on the walls with drywall mud. Sand walls smooth and prep for painting. Apply two coats of latex acrylic paint on all walls, trim and door.
