The Project Manual, Technical Specifications, Drawings, and all other documents relating to this project have been prepared for this individual and particular project, and for the exclusive use of the original Owner, developer or other party so indicated. PROJECT DESCRIPTION: Work includes, but is not limited to, a roof renovation of 1,800 sq ft. Renovation includes, but is not limited to, removal of existing skylight, installation of new roof trusses, EPDM roof and relative components. Finishes include, but are not restricted to, paint on underside of roof to match existing. Structural systems are included. There are no mechanical, plumbing, and electrical systems in scope of work. There are no changes to life safety egress. Occupancy change yields a net reduction in occupant load. METHODS OF BIDDING THESE PROJECTS: Bids are hereby being solicited as A single lump sum contract. It is the intent of the Owner to award a single contract to the lowest, best, responsive, responsible Bidder provided the Bid has been submitted in accordance with the requirements of the Bidding Documents, is judged to be reasonable, and does not exceed the funds available. BID SECURITY: Bid security in the form of a Bid Bond executed by the Bidder and a Surety company licensed to do business in the State of Tennessee, or certified check made payable to the Owner in an amount equal to 5% of the bid will be required. No bidder may withdraw his bid within 30 days after the actual date of the opening thereof. Bid security will be returned to all bidders upon award of the Contract or rejection of the bids. GUARANTY BOND: A Guaranty Bond in the form of a Performance/Labor and Material Bond in an amount equal to 100% of the Bid Contract Sum will be required.
