Annex Roof Repair The Major Items of Work Are Estimated (Approximate) Quantities as Follows: 1. Removal Sand Proper Disposal of the Existing Roof. 2. Structural and Roof Deck Repair as Necessary. 3. Install New Roof Per Plans and Specifications. . Bidders Must Be Pre-qualified in Accordance With the Laws of the State of Oregon. A Bidder Must File for Prequalification; There is No Fee. An Prequalification Approval Letter Can Be Submitted in Lieu of Prequalifying Directly With the City of Woodburn. The City of Woodburn Reserves the Right to Reject Any and All Bids Not in Compliance With Prescribed Bidding Procedures and Requirements, and May Reject for Good Cause Any and All Bids Upon a Finding of the Agency if It is in the Public Interest to Do So. The Three (3) Lowest Bidders May Not Withdraw or Modify His Bid Prior to the Lapse of 35-days After the Bid Opening. GENERAL SCOPE - (by bid requirements) A. The following is a general review of the scope of work as it applies to the required quotes. 1. Removal & Replacement: Roof A, B & C a. Removal of existing roofing down to the structural deck with inspection and potential repair of substrate prior to proceeding. b. New Roof System: Over the prepared substrate install fully adhered vapor retarder, mechanically attach 2-layers of 2.6” polyisocyanurate insulation and tapered insulation (crickets); mechanically attach ½” layer of HD coverboard or DensDeck Prime; fully adhere 60 mil PVC membrane system, flashings and walkpads, termination bar, reglets, counter-flashing metal new coping metal, new clad metal, counter-flashing at equipment, scuppers, small AC support sleepers, and all incidentals, to complete the specified warranted system/assembly. 2. Roof assembly requires a 20-year NDL manufacturer’s warranty and a 2-year Contractor’s Workmanship guarantee. B. General Project/Scope Information: 1. Comply with written specifications and roof system manufacturer’s printed requirements and Owner’s requirements on this project for the specified warrantable system. a. Strictest document shall apply at all times if a conflict arises or is noted. 2. Roofing Contractor must comply with all Owner’s Representative’s requirements throughout the course of this project, without exception. 3. Incidentals: Roofing Contractor is responsible for all incidentals to complete the system to the specified warrantable level. 4. Roofing Contractor shall be responsible for materials and labor necessary to complete all work associated with the installation of the specified roofing system including, new hatch, hatch framing, parapets, sheet metal, etc. and shall be included in the Roofing Contractor’s quote for the project. 5. Refer to other Sections and General Requirements within the specification documents for further important information. C. Alternates: 1. No alternates will be accepted without pre-approval. No system alternates (i.e. built-up for single-ply or TPO or EPDM for specified PVC) will be accepted on this project. 2. Only the roof system manufacturer’s listed shall be approved for this project, without exception. The Engineer's Estimate is between $150,000 and $180,000. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
