This Invitation to Tender is an invitation by BC Housing Management Commission, on behalf of KinVillage Association to prospective Bidders to submit Bids for the provision of Building Envelope, Mechanical, Electrical, Life Safety, Exterior Upgrades and Elevator Modernization. Building Envelope: Localized vinyl siding and brick replacement, and mortar repairs. Clean all brick and vinyl siding. Replace all exterior sealants, including resealing wall penetrations and component interfaces. Install new vinyl framed double-glazed windows complete with new head and still flashings. Replace balcony/patio doors, store front doors, and metal service doors. Replace balcony waterproofing membranes, including sheathing and flashings. Install new face-mounted balcony guardrails, with structural upgrades along fascia. Replace balcony soffits with new perforated vinyl soffit panels. Replace cedar shake roofs at stairwells and main entrance with asphalt shingles, and replace concealed gutter membranes and fascia boards. Mechanical Upgrades Domestic water re-pipe, including domestic water mains, risers, branching, insulating and interior repairs Replace two natural gas boilers with installation of a central air source heat pump system as the primary method of domestic hot water heating, with redundancy provided by a water heater Replace two hot water storage tanks Add balancing valves to each main and branch of domestic water recirculation system Add new hot and cold water shut-off valves at each suite Replace three gas-fired make-up air units with heat-pump based make-up air units Add split-system heat pump units to suites, elevator rooms and office Electrical Upgrades Electrification of mechanical equipment Replace compact fluorescent lights with LEDs Add new enterphone and key fob system Life Safety Upgrades: Replace main fire alarm annunciator panel and panel in electrical room Replace fire alarm panels and related fire alarm devices Update fire safety plan Remove existing panel and annunciator Replace fire alarm bells with high output fire alarm bells Replace all pull stations Replace existing emergency lighting for new emergency lighting Replace all existing exit signs for new exit signs Exterior Upgrades: Re-grade landscaping at exterior walls to achieve sufficient separation from cladding to mitigate moisture damage Elevator Modernization: Elevator modernization of one (1) hydraulic passenger elevator
