Purpose 1.1 The City of Johnson City desires to obtain the services of a qualified elevator service company (contractor) to provide a full service maintenance contract for the elevators on the attached list which have been under contract for a minimum of 5 years. All indicated equipment is located within the City. No standard company contract will be considered in lieu of the city's specific requirements. 1.2 2. 2.1 2.2 2.3 The specifications contained herein describe the minimum requirements and any omission shall not relieve the contractor of furnishing quality service and equipment in a timely manner. Any variances must be clearly identified. Scope of Work The City would like to receive quotes for a complete maintenance program to include the following: The work to be performed under any resulting contract shall consist of, but not be limited to, furnishing all labor, supplies, solvents, lubricants, tools, equipment, parts and materials to periodically examine safety devices and governors of the units including; cleaning, lubrication, adjustment, complete maintenance, inspection, testing, repairs and replacements to elevator systems identified in the attached list. Service shall include, if conditions warrant, repair or replacement of: machine, motor, generator, pump, valves, controllers, guide shoes/roller guides, hoist and conductor cables; controller relays, contacts, limit switch contacts, contact insulators, contact springs, piston packing, wire ropes, hoistway and machine-room elevator wiring, and hydraulic lifting fluid as necessary to maintain proper functioning of the equipment. If repairs not included in the full maintenance agreement are necessary, vendor shall indicate all necessary repairs on the inspection report and provide an itemized quote. Vendor shall also submit and explanation of why repairs are not covered in the agreement such as Vandalism, Abuse, etc. No repairs are to be made without prior authorization from City.
