Genesys Engineering, P.C. (Genesys), as agent for the Dormitory Authority State of New York (DASNY), is seeking qualifications information from firms that would like to participate in a future Bid Solicitation, as the Prime Contractor, for the construction of a project that involves Chiller Plant and Distribution System Upgrades at Queens College. All interested contractors shall submit a Statement of Qualification and NYS Vendor Responsibility Questionnaire ("VRQ"). Information submitted will be evaluated in order to develop a list of pre-Qualified Bidders for the subject Energy Project that Genesys intends to solicit construction bids for in the second quarter of 2025. A short list of three (3) to five (5) firms will be developed. This short list of Pre-Qualified Bidders will receive the Bid Solicitation. For this project, the successful low bidder, as a condition of being awarded the construction contract, must submit and have approved a project specific Utilization Plan for MBE, WBE and SDVOB Subcontractors in accordance with the goals that will be included in the Bid Documents and must execute a Project Labor Agreement (PLA) that will be included in the Bid Documents. The list of Pre-Qualified Bidders will be selected by Genesys and will be approved by DASNY. The minimum experience level required is as follows: Experience serving as a Prime Contractor on DASNY construction projects; Experience serving as a Prime Contractor for a minimum of five (5) multi-discipline projects that include General Construction, Electrical, HVAC, Piping, Instrumentation and Controls; Experience serving as Prime Contractor for at least one project in excess of $5 million; Similar, recent experience, with Chiller Plant Upgrade Projects; Experience in working in and around operating facilities; and Ability to obtain Payment and Performance Bonds for the project. The intent of this project is to upgrade the existing rooftop fresh air handling units following the decommissioning of the Kathabar system. The upgrade will involve adding new sections to the existing custom air handlers, thereby increasing their cooling capacities to meet the cooling and dehumidification demands of the science building. No upsizing of the heating coils will be required for AHUs-1&2, 5&6, and 7&8, as the existing coils are sufficient to maintain the required supply air temperatures under all anticipated operating conditions. System Upgrades: Install new cooling and preheat coil sections in existing AHUs to meet dehumidification and heating demands, provide adequate primary air quality to the labs and prevent any condensation issues inside building spaces - Achieve 60-70 grains HO/lb air humidity ratio and 55-65F dry-bulb temperature See section 4 below and appendix 1. Flexibility: Design the upgraded system to support the existing space terminal fan coil units (FCUs) systems and any potential future transition to terminal chilled beams system. (Design the system to support long-term flexibility and efficiency, including potential future upgrades). Safety and Maintenance Improvements: Relocate the heat recovery coil (HRC) section to the platform level to eliminate maintenance accessibility challenges, reduce life-safety fall hazards during maintenance, and address filter replacement issues. See appendix 2. In addition to the above, all projects include ancillary trade work, including general construction, HVAC, electrical, etc. The estimated construction cost range is $5 to $10 Million. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
