Kentner, CPPO, Director ofPurchasing Washington County Purchasing Department, send questions on Microsoft Word platform via e-mail to: purchasingquestions@washco-md.net or by submitting questions electronically through the online bidding system This work shall consist ofproviding the engineering/architectural design and construction drawings for the pole bam building necessary to secure construction permits and construct the building. The item includes the geotechnical design, investigation and testing that may be required. Work shall include furnishing asbuilt recordation drawings. The Washington County Agriculture Education Center, Inc (Ag Board - Owner) is constructing a 60' wide x 120' long x 12' finished floor to ceiling wood post frame open pole bam building at the Washington County Agriculture Education Center. The site location is as approximately shown in Exhibit 1 Plot Plan. The scope of work associated with this bid is limited to the design ofthe pole bam building consistent with the type and size described and as shown in Exhibit 2 Pole Barn Building Basis of Design, the furnishing ofthe materials and the construction ofthe pole bam building, roof and drainage system. The grading and stormwater plan will be prepared by Frederick Seibert and Associates. The site excavation, electrical, plumbing, concrete floor and apron surrounds and pathways, site seeding and stabilization design and construction will be performed by others and are not included in the scope of this design/building project solicitation. The pole bam building type and size is generally described as follows: o 60 ft wide x 120 ft long to be similar in visual appearance and finish to the existing Ag Center complex pole barn buildings. o Building shall be designed to meet all the latest Washington County and State Building and Fire Codes and receive permit approval. o Clear height of 12 ft from finished floor to ceiling. Floor assumes a 4" thick concrete floor. o All columns 8"x8" or approved equal and 8 ft on center; engineered roof trusses 4 ft on center. o All columns shall be anchored below grade o Roofshall be 4/12 slope, 28 gauge or thicker AZ50 metal panel white finish, and include a double bubble insulation thermal layer between the purlins and metal roof. o Vented roof and ridge cap o White metal fascia of eaves o Bam Red AZ50 28-gauge metal gable sheathing panels 6" seamless gutters with 3"x4" aluminum downspouts with hidden screw anchors located to be coordinated with the site plan design. This project is located on the Washington County Agriculture Education Center with many rentals and events occurring throughout the year. The 2025 schedule of events is included as Exhibit 3: Agriculture Education Center Schedule of Events. The successful Contractor shall coordinate with the Washington County Agriculture Center Facility Administrator and submit a construction schedule for approval that accounts for facility rentals and impacts to events. It is the Owner's intent to avoid major disruptions to facility wide events, therefore onsite building erection and construction shall occur after the September 20 Muddy Mama's rental. The Contractor acknowledges that there may be days that work cannot be done, due to other functions or disruptions that would occur to scheduled events. This is a Design/Build project, whereby the successful Contractor is responsible for all aspects of the project, including and not limited to: site evaluation/survey, existing and latent conditions, data collection/measurements, planning, design, engineering, material procurement, installation, regulatory permitting and approvals, post construction inspection, and other tasks associated with meeting the intent ofthis specification. It is desired to have the plans designed, approved and permitted summer of 2025 with construction to occur this fall. QA - 5/30/2025
