Demolition, site work, renovation and addition to a restaurant in Massena, New York. Completed plans call for the addition of a restaurant; for the demolition of a restaurant; for the renovation of a restaurant; and for site work for a restaurant.

As part of this project, a Phase I Environmental and Phase II Environmental investigation were completed as well as SHPO review. involves the addition of a +/-100 SF prep area for the existing kitchen of the restaurant, and associated electrical and HVAC work The base bid construction involves the addition of an 8' x 12', one-story, wood-framed addition with a new EPDM low-sloped roof system. Also included as part of this scope. new mini-splits and an associated condenser are to be installed. Work to be completed per the sketches provided by LaBella Associates, dated 15 April 2025. Details of the addition include exterior siding to match the existing building, electrical work, plumbing work associated with a new hand sink and prep sink, LVT flooring over plywood subfloor, spray foam insulation and FRP wall coverings. All materials are specified in the project manual. As an alternate to the scope of this work, the GC is to provide two pieces of kitchen equipment; a refrigeration unit and a warmer unit. See specifications for unit cut sheets in the provided project manual. A Bid Security is not required. A Performance and Payment Bond is not required. Contract Time and Liquidated Damages: Substantial completion shall be no later than November 1 2025. Liquidated damages of up to one hundred dollars ($100.) per calendar day may be assessed for late Substantial Completion. An MWBE participation goal of 10% MBE and 10% WBE of the contract amount is required. The successful bidder will be required to comply with all applicable federal. state and local laws and regulations. Bidders must document any Certified MWBES they intend to use for the work in Paragraph 12 of the Bid Form. This is a private wage rate project. The Owner reserves the right to reject or accept any or all bids or to enter into negotiations with any bidder. The Owner reserves the right to waive any alleged breach of technicality. The Owner reserves the right to modify the Contract Documents and rebid the project, if necessary, to meet Owner's budgetary requirements
