Description: Arden Elementary School low slope roof replacement project. Question Deadline 05/14/2025 at 3:00 PM ET Technical questions regarding this bid can be directed to: james@bmcusa.net Construction Cost Range: $400,000 to $600,000 The project is to remove the existing low slope roofing, repair the existing metal deck as needed, install Polyisocyanurate tapered system, install 1/2 " gypsum cover board, and install Modified Bitumen Membrane Roofing with 20-year NDL warranty at the Richland County School District One Arden Elementary School. DESCRIPTION OF WORK A. The Work includes the provision of all labor, material, equipment, management, coordination, supervision and administration to complete the Work as outlined. B. The Contractor shall complete the following work. The following outline of work is noted by System. The work to be completed is the Base Bid Low Slope Roofs. The work includes, but is not limited to the following: System #1 Base Bid: a. Remove all existing low slope roofing and flashings including insulations and metal accessories. b. Remove and dispose of obsolete equipment, as noted by the specifications, repair roof deck as specified with new metal decking. c. Replace any existing rusted metal decking as discovered during tear off per Unit Price. d. Mechanically attach 1" base layer of Polyisocyanurate insulation to the existing metal deck. e. Fully adhere in Low Rise Foam Adhesive 1/4 " Polyisocyanurate taper system to the base Polyisocyanurate layer for a 1 1/2 " start at the roof drains. f. Fully adhere in Low Rise Foam adhesive 1/4 " gypsum cover board to taper system. g. Fully adhere in specified cold process adhesive two (2) plies modified bitumen membrane to coverboard. h. Install 1/2 " plywood at all under soffit walls i. Install modified bitumen membrane base and cap flashings in specified flashing adhesive at under soffit walls, AC Units, roof curbs, and any detail specified by the specifications and per the manufacturer's installation instructions. j. Install new wood nailer to the perimeter edge where specified. k. Install new 24-gauge Kynar edge metal, wall counter flashings, and roof curb unit metal where specified. l. Inspect all existing roof drains and replace broken or damaged components as needed. m. Lift AC Units as needed to install new base and cap flashings. n. Reuse existing pipe supports, install new modified bitumen membrane slip sheet at each support. o. Paint all roof drains safety red. p. Install walk pads on the roof where specified. q. Provide manufactures 20-year limited roof warranty. r. Provide contractors 3-year labor warranty *The value for this project is based on a financial range.
