Renovation of a mixed-use development in Atlanta, Georgia. Completed plans call for the renovation of a educational facility.

The project is expected to be awarded on August 4, 2025.** The Atlanta Independent School System is seeking a Construction Manager to complete roofing services at Russell West End Academy, Kimberly Elementary School, Springdale Park Elementary School, Sutton Middle School (Sixth Grade), Phoenix Academy, Jackson Elementary School, Hank Aaron Academy, Boyd Elementary School, and Crim Auditorium. Crim Open Campus High School Auditorium 256 Clifton St SE, Atlanta, GA 30317 Warren T. Jackson Elementary School 1325 Mount Paran Road, Atlanta, Georgia 30327 H. J. Russell West Academy: The H.J. Russell West Academy School is indeed in need of roof repairs to buildings 5011 and 5012. The existing ballasted roof has numerous leak locations. It is recommended that the ballast be removed and a new TPO cover be added to the deck. The small area on the cap sheet roof appears to be related to flashing and not the roof. Replacement of the flashing along the high wall or replacement of the sealant should be considered for this location. It is noted that the ballasted roof has Spanish tile coping that will need to be removed and replaced as part of the reroof. Two rather large, abandoned roof curbs should be removed, and new decking should be applied. SCL $704,760 Kimberly Elementary School: Kimberly Elementary School does indeed have a water issue at the location previously mentioned. However, it is the belief of the author that the issue is not a roof leak per se but a flashing issue around the mechanical equipment. But due to the age of the existing roof, the time has come for this school to have a new roof. We recommend a TPO 30-year warranted roof cover. SCL $702,000 Springdale Park Elementary School: Springdale Park Elementary School is a relatively new facility. The roof appears to be in very good shape overall. However, it does indeed have a water issue at the location previously mentioned. The coated solution previously applied did seem to correct one leak. The author would suggest adding this coating to the entire length of the southernmost wall. The parapets, which appear to be constructed on the inside with plywood, are leaking and need to be repaired. This would include the full height of the wall. Alternate materials for these panels should be considered. SCL $792,264 Sutton Middle School - 6th Grade: Sutton 6th Grade School does indeed have roofing issues leading to leakage in many areas. At the theater, it appears that the two main roof drains are well undersized and there are no overflow drains to assist in removing water from the roof. These need to be replaced as well as a new roof due to the fatigue in the existing roof. Additionally, clogged downspouts need to have their lines hydroblasted to remove any clogs from debris. The main building's roof is also at the end of its' life and is due to a new roof. We are recommending a new 30-year TPO roof be applied. The auxiliary theater has one specific location where it leaks constantly. Improper roof drainage slopes are adding to this problem. We recommend a new TPO roof on this building as well. Also, water is getting into the building at the new entrance Lobby. This is due to improper flashing at the clerestory windows. Finally, the gutters on the metal roof appear to be clogged, and water is flowing back into the building at the fascia. These need to be thoroughly cleaned as well as the downspouts need to be hydroblasted as well. SCL $923,304 Phoenix Academy: The Phoenix Academy School is indeed in need of roof repairs at the gym. The existing shingle roof over the gym is past its life and is leaking terribly, especially at the flashings on each end of the roof at the parapets. These failures have caused serious damage to the roof deck as well and that will need to be replaced as part of this work. SCL $126,000 W.T. Jackson Main Elementary School: Jackson Elementary School is indeed in need of roof repairs. The existing metal roofs over the gym and one wing of the campus is showing wear, rust, and fatigue due to the age of the metal roof. This roof should be replaced. The two-story wing has a built-up roof with a cap sheet. While this roof appears to be okay and does not have any issues with leakage noted from the school. The plaque indicates the age of the building to be nearing twenty years old. With that in mind, the roof is approaching the end of its projected life. It is recommended that a new 60 mil TPO overlay roof be installed, giving this wing an additional 20 years of life with no leaks. SCL $1,118,622 Boyd Elementary School: Replace built-up ballasted roof with TPO membrane, including drains, gutters, and flashing. Remove existing ductwork and reinstall. SCL $1,664,100 Alonzo A. Crim Open Campus High School Auditorium : Remove and replace the single-ply roof. Replace gutters and flashing. SCL $307,450 Henry Louis Hank Aaron Academy: Reroof 41 SF of existing single-ply membrane roof and add a new roof at the existing parapet. Add through-wall flashing at doors and windows. Flood test the roof drains to rule out leaking from pipes to verify water intrusion inside of walls. Tear off and reinstall all coping to expose the single ply roof stop. Exploratory work involved to confirm water intrusion inside interior walls. New Roof should be TPO recover. SCL $1,375,140 The Total Stated Cost Limitation (SCL) is $ 7,713,640
