Renovation of a municipal facility in San Francisco, California. Completed plans call for the renovation of a municipal facility.
Contractor shall furnish all labor, equipment, tools, parts, materials, supplies, travel, fees and incidentals necessary to provide Heating, Ventilation, and Air Conditioning (HVAC) replacement services to Caltrans. an estimated value of greater than $5,000.00, but not more than $461,000.00 Q&A 5/20/2025 5:00 p.m. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. 1. Contractor shall provide to the California Department of Transportation (Caltrans) Heating, Ventilation, and Air Conditioning (HVAC) Replacement Services as described herein: Contractor shall provide all labor, equipment, tools, parts, materials, supplies, travel, fees, and incidentals necessary to replace or repair HVAC units in various Caltrans buildings within the Solano, San Francisco, San Mateo, and Marin Counties. 2. The services shall be performed at the following locations: a. West Bay Paint Maintenance Facility, 434 Main Street, San Francisco, CA 94105. b. Three (3) Administrative Trailers, Benecia Paint Maintenance Facility, 100 Industrial Way Benicia, CA 94510. c. Richmond San Rafael Paint Maintenance Facility, 200 Main Street San Quentin, CA 94964. d. San Mateo Bridge Paint Maintenance Facility, Pier One San Mateo, CA 94404. 3. Any reference to Caltrans Contract Manager shall also include their designee. 4. This Agreement will commence on June 1, 2025 (estimate), or upon approval by Caltrans, whichever is later, and no work shall begin before that time. This Agreement is of no effect unless approved by Caltrans. Contractor shall not receive payment for work performed prior to approval of the Agreement and before receipt of notice to proceed by Caltrans Contract Manager. This Agreement will expire on December 30, 2025 (estimate). The services shall be provided during normal business hours Monday through Friday 7:00 a.m. to 4:00 p.m., excluding State holidays. The parties may amend this Agreement as permitted by law A. West Bay Paint Maintenance Facility 1) Contractor shall remove and legally dispose of two (2) existing HVAC units and furnish and install two (2) new Mitsubishi MXZ-2C20NA4-U1 or equivalent model condensers and air handlers with necessary piping, fittings, insulation, and controls. 2) Contractor shall perform Home Energy Rating Systems (HERS) Title 24 refrigerant test on all systems and provide the result to Caltrans Contract Manager. 3) Contractor shall connect electrical to the new condenser outside the office and on the roof. 4) Contractor shall furnish and install two (2) new heat pump condensers, copper line sets, and drain lines. 5) Contractor shall perform startup and functional testing of newly installed systems and provide the result to Caltrans Contract Manager. 6) Contractor shall provide training and close-out documents including equipment Installation, Operation and Maintenance (IOM) to Caltrans Contract Manager. This shall include the as-built technical drawings. 7) Contractor shall drill through cement and cinder block walls as needed for the installation of the new system. B. Benecia Paint Facility (Three [3] Trailers) 1) Contractor shall design a system, utilizing a Variable Refrigerant Flow (VRF) for a Mitsubishi setup, to include heating, cooling, ventilation, and Title 24 calculations by a registered engineer. 2) Contractor shall design an Outside Air System (AOS) to meet Title 24 requirements. 3) Contractor shall provide all necessary piping needed to install an operational system. Piping materials, construction methods, and installation details shall be per normal contractor shop fabrication and field installation standards. The seismic restraints must conform to Uniform Building Code (UBC) standards. 4) Contractor shall insulate all piping according to industry standards, California Title 24, and local code requirements. 5) Contractor shall replace or restore any parts damaged during the replacement process at no additional cost to Caltrans. 6) Contractor shall clean all floors before Caltrans Contract Manager's final inspection. 7) Contractor shall install new copper linesets inside sheetrock walls running out to the condensers. Caltrans will repair the sheetrock. C. San Mateo Bridge Paint Maintenance Facility 1) Contractor shall remove and legally dispose of two (2) existing HVAC units and furnish, and install two (2) new Mitsubishi MXZ-3C24NA4-U1 or equivalent model, condensers and air handlers with necessary piping, valves, fittings, insulation, and controls. 2) Contractor shall perform HERS Title 24 testing on the system and provide the result to Caltrans Contract Manager. 3) Contractor shall connect electrical to new condenser outside the office and on the roof. 4) Contractor shall furnish and install three (3) new heat pump condensers, new copper linesets and drain lines. 5) Contractor shall perform startup and functional testing of newly installed systems and provide the result to Caltrans Contract Manager. 6) Contractor shall provide training and close-out documents including equipment Installation, Operation and Maintenance (IOM) to Caltrans Contract Manager. This shall include the as-built technical drawings. 7) Contractor shall drill through cement and cinder block walls as needed for the installation of the new system. D. Richmond San Rafael Paint Facility 1) Contractor shall furnish and install one (1) new Mitsubishi MXZ-3C30NA3-U1 or equivalent model condenser and air handler with all necessary piping, valves, fittings insulation, and controls to Caltrans. 2) Contractor shall perform HERS Title 24 testing on the system. 3) Contractor shall connect electrical to new condenser outside the office and on the roof. 4) Contractor shall furnish and install three (3) new heat pump condensers, new copper linesets and drain lines. 5) Contractor shall perform startup and functional testing of newly installed systems and provide the result to Caltrans Contract Manager. 6) Contractor shall complete and provide the HERS title 24 report to the Caltrans Contract Manager. 7) Contractor shall provide training and close out documents including equipment Installation, Operation and Maintenance (IOM) to the Caltrans Contract Manager. This shall include the as-built technical drawings. 8) Contractor shall drill through cement and cinder block walls as needed for the installation of the new system.
