Site work for a mixed-use development in North Canton, Ohio. Conceptual plans call for site work for a recreation facility; hospitality development; medical facility; multi-residential development; office development; and retail development.
The City of North Canton is soliciting proposals from qualified firms interested in the purchase and development of a 12.21-acre property owned by the North Canton Community Improvement Corporation, Stark County Parcel No. 10018881, located between Whipple Ave. NW and Wise Ave. NW and immediately north of W. Maple St. in North Canton, Ohio. The preferred project would be consistent with the City's 2023 Master Plan and current zoning, which allows for a variety and mixture of multi-unit residential, office, retail, and commercial land uses. Firms with relevant experience and qualifications, particularly with development projects of similar scope or nature, are encouraged to submit. The firm ultimately selected would be awarded a combined sales and development agreement for the property. The 12.21 acre property includes approximately 1,000 feet of frontage on Whipple Ave NW, approximately 900 feet of frontage on Wise Ave NW, and approximately 500 feet of frontage on W. Maple St NW. This portion of Whipple Ave NW has an average daily traffic volume of over 14,000 vehicles per day. This attractive and highvisibility location is approximately a half-mile from the I-77/Portage St interchange. The City's goal for this site is to identify the most qualified developer to redevelop the Property consistent with the current zoning and with the City's 2023 Master Plan, and thereby achieve the highest and best use of this land. The underlying zoning allows for a variety and mixture of multi-unit residential, office, retail, and commercial land uses. The City reserves the right to make a selection based solely on the proposal submitted without conducting a formal interview process. The successful respondent (the "Developer") will be required to purchase the Property "as is". The Developer will be required to complete the project within twenty-four months of property transfer. Information contained in the RFP is believed to be reliable, however, respondents should rely on their own due diligence in preparing their proposals. By submitting a proposal, a respondent is indicating that it has performed the necessary due diligence to move forward with the redevelopment of the Property.
