Renovation of a mixed-use development in Sugar Land, Texas. Completed plans call for the renovation of a fire / police facility.

Question Deadline 06/02/2025 at 5:00 PM CT The City of Sugar Land is seeking a qualified vendor to upfit bay doors at various public safety facilities. The City of Sugar Land is home to seven fire stations and one police station, with multiple bay doors at each location. The purpose of this project is to improve functionality and reliability of bay doors at each location. The City of Sugar Land is home to 111,026 (Source: US Census Bureau, 2020) residents who celebrate our rich history while helping push us forward to be a City of the future. Sugar Land has always been a trailblazing city, fearlessly forging new paths and surpassing expectations while delivering top-tier services to our residents, employees, and businesses. According to our last Citizen Satisfaction Survey, 95% of residents love calling Sugar Land home and 10% say that nothing would make their lives better than it already is. Sugar Land's fast-growing population is one of the most highly educated and globally diverse in the region, attracting top talent from the University of Houston's Sugar Land campus and the greater Houston area. In fact, nearly 60% of residents aged 25 and over have at least a bachelor's degree and more than 500,000 college graduates lived within 30 minutes of Sugar Land. Sugar Land also boasts one of the most affluent and diverse populations in the State of Texas, with a median household income of $123,261 in 2020 and with an Asian population - including, among others, Chinese, Indian and Pakistani residents- representing over 38% of its residents. Located just 20 minutes from downtown Houston, many of Sugar Land's attractions are within a short distance from each other, including a world-class baseball park, several museums, and the Smart Financial Centre at Sugar Land, one of the nation's top ranked entertainment venues. In addition to our world-class destination venues, our residents can enjoy 27 city parks and over 20 miles of hike and bike trails. The City of Sugar Land seeks bids for furnishing all labor, material, and equipment, and performing all work required for the following project in the City. Contact with any personnel of the City other than as authorized in this Invitation to Bid, regarding this Invitation to Bid, may be grounds for elimination from the selection process. The City does not assume responsibility for not receiving questions from the Bidder or the Bidders' receipt of any answers, addenda, or amendment The City Council will award the contract as provided in the Invitation to Bid. The City of Sugar Land will give notice of the contract award within ninety (90) calendar days after the opening date and time. a. The Work. The work consists of: _ Replace the existing photo eyes with LiftMaster LC-36A light curtain. _ Install the neoprene electric edge pressure sensors LiftMaster OES-SD. _ Install LED lights around overhead doors. _ Install an expansion board and 24volt relay to interconnect Bay doors with Apparatus Bay heaters. _ Replace existing overhead doors springs with 75,000 cycle springs. _ Adding overhead doors operators. _ Replace the existing 2" steel rollers with 3" steel ball bearing rollers. _ Replace the existing 2" galvanized tracks with 3" 12 ga. Galvanized steel tracks. to the existing seven Fire Stations & Police Department in the City of Sugar Land, Fort Bend County, Texas. The project includes but is not limited to providing the necessary labor, materials, equipment, supervision, and plans. Within ten (10) days from the date of the Notice to Proceed, the Contractor shall submit a construction schedule to the Architect for approval. The schedule shall be in the form of a Gantt Chart (bar chart) and shall indicate the order in which the work is to be performed. The sequence and interdependence of all major activities must be shown. The schedule shall be drawn to a calendar time scale. The commencement and completion dates for each activity shall be shown, as well as the duration in calendar days, for each activity. The schedule shall show not only the activities for actual physical construction of the project, but also the activities such as the Contractor's submittal of shop drawings and the Architect's review and approval of the shop drawings. Failure to include any element of work required to complete the project within the scheduled contract time shall not release the Contractor from his obligation to complete the work in accordance with the contract documents. The Contractor shall update the construction schedule monthly to reflect the progress of the work. The updated schedules shall be submitted to the Engineer for approval. Monthly partial payments will be dependent upon submission of an updated construction schedule satisfactory to the Engineer. If the actual progress of the work falls behind the Contractor's approved construction schedule, the Owner may elect to deduct the value of work scheduled but not completed from progress payments due. The value of the work will be determined from the Contractor's approved schedule of values. These deductions will continue until the Contractor has taken steps to bring the progress of the project back in line with the approved construction schedule. The Architect must approve all temporary pumping and piping methods. All temporary pumping and piping shall be at the Contractor's expense and shall be included in the base bid.
