The Work generally consists of Phase 1 renovations to the City Annex Building and City Services Center. The estimate of cost for this project is $4,400,000. Contract Time Information Start Date: August 1, 2025 Final Completion: June 30, 2026 Bid security, as defined in Section 26.8 of the Iowa Code, in the amount of FIVE percent of the Bid must accompany each Bid. The successful bidder shall be required to provide performance and payment bonds, each in the amount of 100 percent of the Contract Price. The City Council of the City of Cedar Rapids reserves the right to reject any and all bids, to waive informalities and technicalities, and to enter such contracts as it deems in the best interest of the City. The City reserves the right to defer acceptance of any proposal for 60 calendar days after the bids have been received and opened. The Project consists of the alteration of two City of Cedar Rapids buildings, The City Annex and City Services Center. 1. Cedar Rapids Annex Project: Renovation of the existing building at the corner of 1st Avenue SE and 1st Street SE. The building consists of two stories above grade and a full basement. The renovation of the building will be accomplished through multiple projects in the next two to five years. The project scope identified the Contract Documents as Phase 1 will renovate the west half of the buildings first and second floors along with limited area of the Basement. A new entrance on First Street SE, the addition of a second elevator and monumental stair on the west end of the building are a part of the project. Replacement of the exterior aluminum storefront and glazing, replacement of the concrete sidewalk along the north and west faces of the building and new stone veneer are included in the renovation project. Phase 2 as identified in the Contract Documents will be designed and bid as a future project. a. The Project, Phase 1, is defined by the Contract Documents and consists of the following: 1) The Work includes but is not limited concrete footings and foundations, structural steel, metal framing, air barriers, insulation systems, waterproofing systems, concrete and cast stone masonry units, single ply membrane roofing and accessories, glazed aluminum store front entrances and windows, sheet metal, hollow metal doors and aluminum frames, hardware, glass and glazing, interior mechanical electrical power and lighting systems including voice and data, plumbing systems and fixtures, heating-ventilating-air conditioning systems. Exterior work includes but is not limited to site utility work, concrete pavement and sidewalks, stone veneer, aluminum store front and glazing. 2) Interior finishing and related construction include but is not limited to construction of interior partitions, placement of permanent doors and frames, wood and plastic laminate casework, floor coverings, tile, ballistic glazing assemblies, painting, acoustic ceilings, elevator and monumental stair along with mechanical, electrical, and plumbing systems, fixtures and finishes and other systems as defined on the construction documents.
