Includes: Exterior: Replace the existing roof with a standing seam metal roof (color to be chosen by owner) Power wash exterior and prep for painting Remove all screws in exterior siding and replace with new screws with grommets a. Caulk/Seal any small perforations in the siding smaller than 1/4 " b. Replace any panels that are not able to be sealed properly c. (include a $2,500 allowance for replacement panels) Paint all metal and trim on exterior of building Provide and install an automated gate opener on entry gate to property. Power will need to be brought to installation location Interior: Ceilings Remove and dispose of all drop ceiling in the building (tiles and grid) Install new 2x2 ceiling grid and drop ceiling acoustical tiles Replace the ceiling covers for the HVAC aspects (diffusers, returns, etc) Lighting Remove all interior lighting and dispose of Provide and install new LED 2x2 panels with motion activation in new ceiling grid to match existing lighting locations Remove all exterior lighting and replace with new LED lighting equivalents to the existing fixtures Paint/Drywall Skim all drywall, Repair/replace as needed.
