The Work of Project is defined by the Contract Documents and consists of the following 1. Work will include, but not be limited to interior trades such as demolition, plumbing, mechanical, electrical, construction of walls and ceilings, installation of doors and hardware as described below. Area of work includes approximately 525 square feet of interior renovation. Limited scope of work will involve installation of mechanical unit, utilizing existing equipment curb and penetration sleeves. CONTRACTOR shall include in its bid all necessary work in order to perform the work required to make all modifications as detailed on the construction documents. Contractor shall make provisions on its bid to cover all necessary labor & materials to execute the intent of the construction documents. 2. Parking and site access is not part of the project scope. 3. Building has been inspected for Hazardous materials. The owner has a summary on file. CONTRACTOR shall be required to meet all owner background checks. Owner will be responsible to run background checks on all personnel that will access the facility. B. Type of Contract: 1. Projects may be constructed under a single prime contract. C. General Contractor and Subcontractors shall perform all work indicated in construction documents and shall include all labor and material necessary to fulfill the intent of the work as outlined. No additional compensation will be authorized for items not included in the work and items that have not been specifically excluded from the bid proposal. Contractor shall provide itemized cost for any item excluded in bid proposal for owner review.
