construction of the City of Longview Municipal Courts Building Re-Roof The Work of Project is defined by the Contract Documents and generally consists of the following: 1. Remove existing roof system down to steel deck. This includes but is not necessarily limited to: a. Metal parapet cap, drip-edge, and roof-to-wall flashings. b. Ballast and minor debris on roof surface c. HVAC equipment, electrical conduit, plumbing pipe as necessary for removals and to install new roof system. d. Membrane roof system and flashings horizontal and vertical, including penetration flashings/devices. e. Insulation, filler and/or other underlying substrate boards. 2. Repair damaged or non-serviceable substrates that will receive new roofing system materials. This includes but is not necessarily limited to: a. Roof deck b. Backs of parapets and applied blocking, if any. c. Equipment curbs 3. Furnish and install mechanically attached TPO roof membrane system, 90 mph wind, 20 year warrantee, including but not necessarily limited to: a. Two layers of adhered polyisocyanurate rigid in insulation board comprising about 4.25 inches thick of insulation but not less than r-25 thermal resistance. b. Tapered rigid insulation as necessary to direct drainage into scupper. c. Recover board: 1/2" densdeck premium. d. TPO roof membrane: 60 mil thickness, mechanically attached e. New prefinished metal parapet cap, drip-edge, and roof-to-wall flashings. f. New boots and other sealing devices for penetrations. g. Extensions for curbs and sleepers to raise equipment above thickness of new roof. h. Move existing electrical conduit DOWN per drawings. Include this as "Line item #1" in the bid. 4. Replacement/supplementation: a. Replacement of existing steel roof deck will be included in roofer's base bid for up to 2% of the total footage of the roof. b. Allowance of not less than 3% of the proposed bid price to be used as directed by Architect upon Owner's authorization. c. Unit price for replacement of light weight concrete toping 5. Temporary protection of areas adjacent to work to prevent damage to existing building and interior. 6. Performance of all work in the presence of City of Longview Inspector. 7. Maintaining safety and securing of building roof throughout construction. 8. Any and all incidental work necessary to construct the Work described in the drawings and specifications, repair and touch up of any materials / surfaces damaged by Contractor's operations during execution of the project Every request for such interpretation should be in writing addressed to Johnson & Pace Incorporated, 1201 NW Loop 281, Suite 100, Longview, TX 75604, and to be given consideration must be received at least five days prior to the date fixed for the opening of Proposals.
