Site work, paving and new construction of a mixed-use development in Tifton, Georgia. Working plans call for the construction of a 100,000-square-foot municipal facility; for site work for a municipal facility; road / highway; for paving for a road / highway; and water / sewer project.

“The owner has selected a Design Builder. A timeline for construction has not yet been established.” This project will be a 100,000 sf expandable building on a new industrial development site. The use and occupancy of the building is undetermined at this time. Site Improvements will be required including grading, storm drainage, site utilities, asphalt paving, and related site construction. Storm water control (detention/retention) during construction and final measures shall be designed and installed by the Design-Build firm per requirements of the authorities having jurisdiction for the project. The Building shall be a 100,000 sf Metal Building. Concrete Foundations for Metal Building shall be designed according to reactions provided by the building manufacturer. Concrete Floor Slab shall be 4000 psi and 6 minimum thickness. The building shall be constructed with a 50x50 column spacing bay width. It shall be 35 clear ceiling height (preference for 40 eave height). Roofing shall be standard standing seam metal roof panels. Batt Insulation shall be required in the roof and walls. Ventilation shall be provided with Fans & Louvers. Dock Doors shall be electrically operated. Building Front Exterior wall shall be constructed of Brick Masonry with CMU backup up to a height of 20. Exterior exit ways shall be designed per code requirements. Since the occupancy is underdetermined, a Fire Sprinkler System stub-in will be provided only that matches the municipal water main size that serves the property. Electrical System distribution will be minimal due to undetermined occupancy. Lighting systems shall be provided. Provide power connections to installed equipment. Provisions shall be provided for a fire alarm system to be installed at a later date. Any and all questions should be directed, in writing via email to bpmarlowe@tiftonchamber.org no later than June 23, 2025. Responses will be provided in writing by the Owner within three (3) business days of the submission of the question. All answers will be distributed with the original questions to all Responders via Email. Scope of Work & Services to be Provided by the Design/Build Firm: Project Design/Engineering/Permitting o Soils Testing o Civil Design/Engineering/Permit Documents o Structural Design/Engineering/Permit Documents o MEP Design/Engineering/Permit Documents o All permits/fees as required by federal, state and local laws, regulations and authorities Civil/Sitework o Site Grading as required o Detention/Retention as required at a location for maximum building and site expansion. o Storm Drainage System o Site Utilities to the building as may be needed (Domestic Water, Fire Main, Sanitary Sewer) o Heavy Duty Asphalt Paving for Industrial Park entrance way and Asphalt Paving for Employee Parking (sized for 25 employee spaces; expandable) use passenger vehicle parking/truck traffic standards for paving construction o Heavy Duty Asphalt Paving to provide access to Truck Dock and Laydown areas o Truck Unloading Areas and Trailer laydown locations shall be 6" thick reinforced concrete - 75' deep by 150' long, along the side of building adjacent to loading dock and overhead doors. o Erosion and Sedimentation Control o Stormwater Monitoring o Landscaping per Owner requirements - For Scope of landscaping use $20,000 as an allowance for put in place landscaping Concrete o Concrete foundation designed and installed per Metal Building manufacturer's provided reactions and soil conditions. o Foundation walls as required for dock height locations. o Concrete slab on grade shall be: o 4000 psi concrete with minimum 6" thickness. o Reinforcement of slab on grade shall be heavy gauge flat sheets wire mesh. o Synthetic fiber reinforcement is not allowed. o Joint construction shall be smooth dowel construction with industrial quality joint sealer. o Curing shall be by high solids chemical curing compound. o Subgrade preparation shall be minimum 4" thick porous drainage material. o Vapor Barrier shall be 10 mil poly minimum. o Floor flatness requirements shall be as recommended for warehouse application. E. Estimated Proposal Award Date: July 17, 2025 F. Total Number of Days to Complete Entire Project: Three Hundred Sixty-Five (365) Days. I. Performance and Payment Bonds: The awarded Responder shall furnish all performance and payment bonds in an amount equal to 100% of the Contract Price at its own expense.
