Woonsocket Schools - Heat Pump Domestic Hot Water Heater Replacement - The Project Consists Of The Installation And Construction Of A New Heat Pump Domestic Hot Water Heater Including Associated Components Such As Piping, Valves, Gauges, Pumps, Etc., For Two (2) Individual Schools In The City Of Woonsocket. The Scope Summary Description Section Below Provides Additional Details On The Plumbing Scope Related To Each Of The Buildings. The School Committee Reserves The Right To Accept Or Reject Without Prejudice, Any Or All Proposals Or To Waive Any Irregularities Therein, Or To Accept The Bid Deemed To Be In The Best Interest Of The City Of Woonsocket. No Bid Will Be Accepted After The Date And Time Specified. 6/2/25 3:00 Pm Submission Of Written Questions 6/6/25 3:00 Om Responses To Written Questions General 1. The Attached Technical Specifications Are Intended To Be Generic To Provide Minimum Requirements And Directives To The Contractor For The Materials And Labor To Be Provided Under This Contract. The Scope Of Work For The Specific Building And Application Is Expressed In More Detail In This Section And In The Plumbing And Electrical Schematic Drawings For Each Particular Building/application. Accordingly, There May Be Specification Sections That Do Not Apply To A Specific Building/application In This Contract If The Equipment, System, Or Procedure Is Not Addressed In This Scope Of Work Section Or On The Drawings. Refer To All Contract Documents For Each Individual Building For Complete Scope Of Work. 2. Provide Engineered Submittals For Engineer And Owner Approval For All Materials To Be Furnished Under This Contract. 3. Sign Over The Manufacturer's Warranty For The New Water Heater To The Owner And Provide All Associated Documentation And Order Information. Additionally, Provide A One-year Warranty On All New Work Labor And Materials Provided By The Contractor. 4. Provide A Closeout Package Of Documentation To The Owner, Including Operations And Maintenance (O&M) Manuals, Warranty Letters, Lien Waivers, Records Of All Spare Parts, And Any Other Documentation As Required By The Contract With The Owner. 5. Conduct (1) On-site Training Session Per Installation With The Owner's Personnel Present To Demonstrate How To Operate And Maintain The Water Heater, How To Service The Water Heater In The Event Of A Fault, And To Answer Any Questions The Owner May Have. 6. Report Any Observed Deficiencies With Existing-to-remain Components Or Infrastructure To The Owner And Engineer Immediately Upon Discovery. The Owner May Provide Repair Or Replacement At Its Own Cost And With Its Own Resources, May Consider Adding Repair Or Replacement Of The Deficiency To The Contractor's Scope Via A Change Order, Or May Defer Repair Or Replacement To A Future Time. The Contractor Shall Not Be Entitled To Increased Compensation For Completing Any Out Of Scope Work Without Explicit Authorization In Writing From The Owner Prior To Starting The Out Of Scope Work. C. Woonsocket Hamlet Middle School 1. Plumbing A. Drain, Make Safe, Cut, And Demolish Existing Natural Gas Piping, Flue Vent Piping, Domestic Cold Water (DCW) Piping And Insulation, Domestic Hot Water (DHW) Supply Piping And Insulation, DHW Return Piping And Insulation, And Other Appurtenances, Including Check Valves, Fittings, Unions, Isolation Valves, And Mixing Valves, From Each Of The (2) Existing Natural Gas-fired DHW Heaters Back To The Limits Of Demolition Per The Plumbing Schematic Drawing. B. Disconnect, Make Safe, Demolish, And Properly Dispose Of The (2) Existing 300 Gal PVI Turbopower Model 750 P 300A-TP Natural Gas-fired Water Heaters. C. Disconnect, Make Safe, Demolish, And Properly Dispose Of The (3) Existing DHW Return Recirculation Pumps Located Between The Two Existing DHW Heaters. D. Disconnect, Make Safe, Demolish, And Properly Dispose Of The (3) Existing Thermostatic DHW Mixing Valves Located Between The Two Existing DHW Heaters, Note That The Fourth Mixing Valve Located Closest To The Mechanical Room Door Shall Be Existing-toremain. E. Furnish And Install (2) New 120 Gal Packaged Hybrid Heat Pump Water Heaters, Per The Plumbing Specifications And Contract Drawings, In The Same Locations As The Existing Demolished DHW Heaters. Install In Accordance With The Manufacturer's Instructions. Ensure That Manufacturer-required Service Clearances From All Sides Are Observed In Locating The New Water Heaters. F. Furnish And Install (2) New Redundant DHW Return Recirculation Pumps Each Sized For 2 Gpm Or The Maximum Size Available To Fit The Existing Electrical Circuitry, Whichever Is Lesser, In Place Of The Existing Pumps. Provide Electrical Switches To Allow The Owner To Rotate The Operating Pump On A Weekly Basis, Include Notes In Submittal As To The Limiting Factor In The Sizing Of The Proposed Pumps After Completing Field Inspection. Install In Accordance With The Manufacturer's Instructions. G. Furnish And Install New DHW Return Aquastat For The New DHW Return Recirculation Pumps In Approximately The Location Shown On The Plumbing Schematic Drawing. Set The New Aquastat For 110 F. Reference New Temperature Gauge And Observe System Operation To Verify That The DHW Return Pump Is Enabled When The DHW Return Temperature Falls Below The Aquastat Setting And Is Disabled When The DHW Return Temperature Rises Above The Aquastat Setting. H. Furnish And Install New DCW, DHW Supply, And DHW Return Piping And Insulation, In Accordance With The Plumbing Specifications, To Connect The Existing To Remain Piping And Insulation To The New Water Heaters. Refer To The Plumbing Schematic Drawing For Intended Piping Configuration And Connection Points. Ensure A Continuous And Smooth Connection With Existing To Remain Piping And Insulation. Note That There Are Several DHW Supply And Return Connections From The Various Zones Within The Building That Must Each Be Reconnected To Maintain Service To All Areas Of The Building. It Is The Contractor's Responsibility To Field Verify All Piping And Connections And Ensure That No Loss Of DHW System Function Is Incurred By The Owner As A Result Of The Contractor's Work. I. Note That The Existing Vacuum Breakers In The DCW Pipe Upstream Of The Cold Water Connection To Each Water Heater Shall Remain. J. Furnish And Install New Two-way Ball Isolation Valves, Selected In Accordance With The Plumbing Specifications, In The Approximate Locations Prescribed By The Plumbing Schematic Drawing. K. Furnish And Install New Insulation On Bare Existing-to-remain DHW Supply And Return Piping Outside The Limit Of Demolition, Per The Plumbing Schematic Drawing, But Within The Existing Mechanical Room. L. Functionally Test And Verify Operation Of The Existing-to-remain Thermostatic Mixing Valve. Set The Mixing Valve Leaving Water Temperature Setting To 120 F. Coordinate With The Owner To Verify Desired Setting. M. Furnish And Install Plumbing Accessories, Including Check Valves, Fittings, Unions, Analog Pressure Gauges, And Analog Temperature Gauges, Selected In Accordance With The Plumbing Specifications, In Approximate Locations Prescribed By The Plumbing Schematic Drawing. N. Startup And Program The New Water Heaters In Accordance With The Manufacturer's Instructions. Configure For Automatic Control Operation, Allowing The Water Heater Controller To Automatically Switch Between Electric, Heat Pump, And Hybrid Mode, Based On System Demand. Set The Tank Storage Temperature Setpoint To 140 F. Woonsocket Villanova Middle School 1. Plumbing a. Drain, make safe, cut, and demolish existing natural gas piping, flue vent piping, domestic cold water (DCW) piping and insulation, domestic hot water (DHW) supply piping and insulation, DHW return piping and insulation, and other appurtenances, including check valves, fittings, unions, isolation valves, and mixing valves, from each of the (2) existing natural gas-fired DHW heaters back to the limits of demolition per the plumbing schematic drawing. b. Disconnect, make safe, demolish, and properly dispose of the (2) existing 300 gal PVI Turbopower Model 750 P 300A-TP natural gas-fired water heaters. c. Disconnect, make safe, demolish, and properly dispose of the (3) existing DHW return recirculation pumps located between the two existing DHW heaters. d. Disconnect, make safe, demolish, and properly dispose of the (3) existing thermostatic DHW mixing valves located adjacent to the water heater closer to the mechanical room door. Note that the fourth, newest mixing valve located closest to the mechanical room door shall be existing-to-remain. e. Furnish and install (2) new 120 gal packaged hybrid heat pump water heaters, per the plumbing specifications and contract drawings, in the same locations as the existing demolished DHW heaters. Install in accordance with the manufacturer's instructions. Ensure that manufacturer-required service clearances from all sides are observed in locating the new water heaters. f. Furnish and install (2) new redundant DHW return recirculation pumps each sized for 2 gpm or the maximum size available to fit the existing electrical circuitry, whichever is lesser, in place of the existing pumps. Provide electrical switches to allow the Owner to rotate the operating pump on a weekly basis. Include notes in submittal as to the limiting factor in the sizing of the proposed pumps after completing field inspection. Install in accordance with the manufacturer's instructions. g. Furnish and install new DHW return aquastat for the new DHW return recirculation pumps in approximately the location shown on the plumbing schematic drawing. Set the new aquastat for 110 F. Reference new temperature gauge and observe system operation to verify that the DHW return pump is enabled when the DHW return temperature falls below the aquastat setting and is disabled when the DHW return temperature rises above the aquastat setting. h. Furnish and install new DCW, DHW supply, and DHW return piping and insulation, in accordance with the plumbing specifications, to connect the existing to remain piping and insulation to the new water heaters. Refer to the plumbing schematic drawing for intended piping configuration and connection points. Ensure a continuous and smooth connection with existing to remain piping and insulation. Note that there are several DHW supply and return connections from the various zones within the building that must each be reconnected to maintain service to all areas of the building. It is the Contractor's responsibility to field verify all piping and connections and ensure that no loss of DHW system function is incurred by the Owner as a result of the Contractor's work. i. Furnish and install new vacuum breakers in the DCW pipes upstream of the cold water connection to each water heater, in accordance with the plumbing specifications. j. Furnish and install new two-way ball isolation valves, selected in accordance with the plumbing specifications, in the approximate locations prescribed by the plumbing schematic drawing. k. Furnish and install new insulation on bare existing-to-remain DHW supply and return piping outside the limit of demolition, per the plumbing schematic drawing, but within the existing mechanical room. l. Functionally test and verify operation of the existing-to-remain thermostatic mixing valve. Set the mixing valve leaving water temperature setting to 120F. Coordinate with the Owner to verify desired setting. m. Furnish and install plumbing accessories, including check valves, fittings, unions, analog pressure gauges, and analog temperature gauges, selected in accordance with the plumbing specifications, in approximate locations prescribed by the plumbing schematic drawing. n. Startup and program the new water heaters in accordance with the manufacturer's instructions. Configure for automatic control operation, allowing the water heater controller to automatically switch between electric, heat pump, and hybrid mode, based on system demand. Set the tank storage temperature setpoint to 140 F. o. Furnish and install water heater condensate piping, in accordance with the plumbing specifications and the manufacturer's instructions, to route condensate from the new water heaters to the nearest floor drain in the mechanical room. Provide condensate neutralization kit on condensate waste piping. Ensure that routing is orderly, direct, tight to existing landmarks, and out of walkways to the greatest extent possible to minimize trip hazards. Coordinate routing with Owner to the Owner's satisfaction prior to installing. If intersecting a walkway is unavoidable, install colorful warning label and/or pipe stepover to protect occupants. p. Reconnect the existing-to-remain hydronic expansion tank to the approximate location prescribed in the plumbing schematic drawing. q. Furnish and install new piping from the factory-provided water heater temperature and pressure (T&P) relief valve down to no more than 6 inches above the floor. Install in accordance with the manufacturer's instructions.
