Renovation of a residential development in Garland, Texas. Completed plans call for the renovation of a residential development.

RFB Request for Bid. A sealed written request made to prospective suppliers requesting submission of a bid for goods or services. Mark Outside of Envelope: RFB 1184-25 Single Family Rehabilitation 1818 Concho Drive, Garland TX 75040_ Sealed bids have a state mandated dollar level. Question Cuttoff Date & Time 6/23/2025 12:00:00 PM (CT) Any questions pertaining to this request must be submitted through https://garlandtx.ionwave.net PRIORITY #1: Replace Existing Roof: The Contractor shall remove all composite roofing surface material on the house, to include porches, overhangs, unless specified to the contrary. Strip all existing layers of composition roof shingles and remove all felt to expose decking. The Contractor shall remove all roofing nails and not re-nail all existing roofing nails, staples and fasteners etc. Wood decking surface shall be free of all old roofing materials (shingles). Strip Existing Roofing Material and Replace with all New Roofing Material: Remove all the Existing Shingles, all the Existing Paper Felt, nails, staples or fasteners that are not secure. The contractor shall not re-nail any of the existing nails, staples and fasteners etc. Before any new material is installed, properly sweep roof thoroughly to remove all debris. New Materials shall include covering all wood decking with new 25 pound felt or Quality Syntetic Underlayment using round cap nails. All existing metal vents, turbines, flashing, roof jacks and drip edge shall be removed and replaced with new ones. If roof does not have any existing turbines, include the cost for the installation of two turbines in your total roof replacement bid (unless otherwise stated). PAINT EXTERIOR: Contractor shall paint exterior wood siding and trim as follows: cover ground and shrubs with drop cloth. Scrape all loose, peeling, blistered, and cracked paint from walls, windows, doors, trim and moldings. Remove all deteriorated glazing compound. Remove all hooks, nails, brackets, pipes, and unused fixtures or attachments. Feather edges and dull gloss with sandpaper. Dispose of chips properly. Rinse all surfaces with hose. Caulk and fill holes, windows and edges level to existing surface with acrylic caulk. Re glaze sash with acrylic glazing compound where loose or missing. Remove all rotted fascia and soffits as needed. Damaged Exterior Replacement Use LP Smart siding to replace damaged siding, fascia and soffit as needed. The contractor shall repair the rotted wood at entrance areas to the garage along the sides. USE: Sherwin Williams A 100, Kelly Moore or equal quality. Latex flat or satin only. PRIORITY #4: CHIMNEY CAP/CHASE - The Contractor Shall install a new chimney cap/chase to prevent water or rodent from entering the chimney. Note: the cover must meet minimum housing standards and meet fire prevention standards for fireplace protection. Use: the contractor shall use a local supplier for proper materials Attic Ladder The Contractor shall Add a Attic Ladder for accessibility to the Attic Install New Pull Attic Stairs: Contractor shall install new Attic Pull-Down Ladder as follows; Supply and Install a New Pull-Down Attic Ladder to the designated area in the Garage. New Attic Ladder Shall have all Required Hardware for proper Functionality of the unit, Be Properly Fasten and Secure to the opening. Pull-Down Attic Ladder Shall have a Weight Capacity of (350lbs) and be properly installed per manufacturer's installation requirements and properly finished with trim and painted with two coats of paint to match adjacent ceiling area. The access area will be insulated and weather stripped Estimated Price Range: GHFC - $23,000 - $35,000 *The value for this project is based on a financial range.
