Renovation of a retail development in Del Mar, California. Working plans call for the renovation of a retail development.
**As of July 22,2025, bids were canceled. No definite date for the rebid.** The California Construction Authority is soliciting bids from C-33 and C-39 Licensed Contractors for the following Public Works Project at the 22nd DAA, San Diego County, CA: SURFSIDE MECHANICAL ROOF *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. 1. Contractor shall remove existing waterproofing deck surfacing coating down to structural deck. 2. All damaged decking and wood nailers to be replaced with quick set concrete. 3. Stairs a. Remove concrete down to metal stair b. Grind existing bar metal c. Remove all surface rust d. Contractor to include 30% stairs metal to be replaced due to severe damaged conditions. Contractor to provide a line item costs for any additional replacement of severely damaged metal stair outside of base bid. e. Abrade all metal to create proper surface profile f. Prime all metal with Pro Line Stron Tium 4. All metal to be grinded, sandblasted and/or prepped via wire brush to knock down all surface corrosion. a. All metal that can be reused, will be treated with Pro Line Stron Tium at a rate of 1 gal per sq 5. Contractor to include replacement of 15 uni-strut base plates. a. If additional uni-strut base plates need replacement, contractor to include a line-item cost for each base plates to be replaced in separate line item of base bid. 6. Contractor to include two (2) sheets of 4' x 10' 22 ga metal for replacement usage throughtout the project 7. Contractor shall provide positive slope to all drains throughout the plaza deck roof section 8. Prep Work a. Rout all cracks > 1/16" and caulk with Garland single-component Green-Lock Sealant XL b. Remove and replace sealant at expansion, control, cove and construction joints with Green Lock Sealant XL c. At all projects such as rails, pipes, etc, apply and tool Green-Lock Sealant XL at the perimeter of the base of penetrations 9. In order to avoid dew point conditions during application, relative humidity must be no more than 75% and substrate temperature must be at least 5 degrees F (3 degrees C) above measured dew point temperatures 10. Apply a 4" wide application of Dura-Walk FC Primer followed by 23 mil detail coat of Dura-Walk Base Coat at all cracks, transitions, movement joints, control joints and cove joints 11. All 90 degree vertical to horizontal transitions to be caulked with polyurethane prior to the installation of the Dura-Walk system. 12. Prime all surfaces to be coated with Dura-Walk FC Primer at the rate of 300 sf/gal, mix only as much as can be used in a 2 hour period and allow to cure. 13. Install one (1) 32 mil application of Dura-Walk Base Coat at the rate of 50 sf/gal in low humidity conditions. Apply Base Coat with a notched squeegee and back roll with a heavy-duty nap roller to help avoid pin holes and squeegee lines. Repair any pinholes as they occur. Allow Base Coat to cure overnight for at least 16 hours or until tacky and not wet (but not more than 72 hours before installing the intermediate or top coat). 14. Apply one (1) 16 mil application of Dura-Walk Top Coat as an intermediate wear course at the rate of 100 sf/ gal.. Apply intermediate coat with a notched squeegee. While coating is still wet, broadcast 1630 rounded sand aggregate uniformly into wet coating with a seed spreader at a rate of 10-20 lbs / 100 sf (a seed spreader tends to work very well in lieu of spreading by hand which typically results in uneven aggregate distribution). Back roll with a heavy-duty nap roller to help avoid pinholes and squeegee lines. Repair any pin holes as they occur. Allow the Intermediate Coat to cure overnight for at least 16 hours or until tacky and not wet (but not more than 72 hours before installing the intermediate or top coat). 15. Apply one (1) 16 mil application of Dura-Walk Top Coat in the desired color at the rate of 100 sf/ gal.. Apply Top Coat with a notched squeegee. While coating is still wet, broadcast 16/30 rounded sand aggregate uniformly into wet coating with a seed spreader at a rate of 10-20 lbs / 100 sf (a seed spreader tends to work very well in lieu of spreading by hand which typically results in uneven aggregate distribution). Back roll with a heavy-duty nap roller to help avoid pinholes and squeegee lines. Repair any pin holes as they occur. Allow Top Coat to cure overnight for at least 16 hours for foot traffic. 16. Note: Larger sized aggregate can be used for additional traction in steep ramps 17. Boiler Penetrations a. Contractor to properly clean all existing metal via wire brush b. Contractor to apply Rust Go VOC Primer at a rate of .5 gal per sq c. Apply Liquitec Polyurea restoration over the metal at a rate of 2 gal per sq. All joints and seams to be three coursed with polyester 18. Contractor to replace metal drip edge with new .040 aluminum. Color TBD by owner. 19. Contractor to follow all manufacturer detailing 20. Contractor to provide 2-year workmanship warranty.
