Project **Readvertisement for Elevators only** Request for Qualifications - Filed Sub-bid Statement of Qualifications for Swansea Town Offices Contractor Qualification DCAMM Certificate Required for DCAMM contracts over $150,000, Highway Division contracts over $50,000. Project Location: 68 Stevens Road Swansea, MA The new Town Hall will house office suites for the various Town departments, selectboard meeting space, conference rooms, employee break room, and public restrooms. All of the program space is on the main and second level. The basement will be utilized for mechanical and electrical space as well as storage. A specialty vault for permanent record storage will be installed in the Town Clerk department suite. The project consists of an existing 4,401 sf one-story wood framed building with a full basement to receive a renovation, an added 1,826 sf second floor to the original building and added 5,012 sf two-story addition to function as Town Offices for the Town of Swansea. The final proposed building will be approximately 21,000 SF. Question Deadline 06/23/2025 at 12:00 PM ET Questions should be submitted in writing via email to gina.naik@socotec.us Estimated Construction Cost: $ 12,700,000.00 The project consists of a complete gut renovation of the existing structure (salvaging some items for continued or re-use), with a large two-story addition to the rear. The rear portion of the existing building will also support a second-floor addition. The total area of the main level and second floor is 15,168 gross square feet. The existing and partial new basement is an additional 6,042 gross square feet. The sloped roof line of the original oldest part of the building will be preserved. The additions are a combination of flat and sloped roofs. The building is Type 5B construction (wood framed unprotected). All windows and doors will be new, siding will be replaced with synthetic material, and roofing will be both asphalt shingle and single ply membrane. A new elevator will provide access between all three levels (basement, first and second floors). A generator will support the elevator as a required accessible means of egress. One other accessible entrance/means of egress will be within the new addition with an external ramp. Site work includes connection to existing water, gas and electrical utilities with new water service lines for domestic water and fire service, new gas service to serve a generator and the Animal Shelter, and new electrical service. The existing septic system tanks and pumps will be replaced and the leaching field will be enlarged. New underground, surface and subsurface storm water infiltration will be installed. Demolition of existing site elements, including paving, curbing and sidewalks as required to accommodate new improvements. Construction of new driveways, walkways, parking, landscaping, and site furnishings, including complete sub grading and final grading.
