The building was built in 2011 by the Pomerleau company and has undergone several studies and investigations to identify the cause of various deficiencies that were noted in the years following its construction. The aim of this contract is to eliminate the deficiencies affecting the building envelope and to restore it so that the building's useful life can be extended. The main elements covered by the contract are the roof parapets, the roof, the bottom of the outside walls of the pool area, the waterproofing around all the openings in the walls and roof, the replacement of the metal panels covering some of the building's facades and various other elements. At the start-up meeting, the contractor must submit his work schedule for approval by the City. The elements to be taken into consideration in preparing the work schedule are as follows: 1. Start of work - to be defined by the contractor based on the City's planned completion date. 2. Interior work to be carried out from August 16 to September 14, 2025, when the pool is closed for maintenance. 3. Work on the exterior of the building may not take place during the following Jewish holidays unless special permission is granted by Council: September 23 and 24, 2025; October 2, 9, 10, 14 and 15, 2025; March 2 and 3, 2026; and April 1 to 9, 2026. 4. The summer day camp is between June 24 and August 15. Additional security must be provided during this period and, as far as possible, foundation work should be avoided during this period. 5. Work during the winter must be approved by the Town in advance and the contractor will be responsible for the cost of protecting and winterizing the building. 6. The work must be completed before 19 June 2026.
