The mission of the Centre de sante Inuulitsivik (CSI) is to contribute to the improvement of the overall health, well-being and living conditions of communities through accessible, integrated, quality services. The CSI serves the following 7 villages: Puvirnituq, Inukjuak, Salluit, Umiujaq, Akulivik, Kuujjuaraapik and Ivujivik. The CSI includes, among others, the Centre d'hebergement Ullivik in Dorval, whose mission is to provide lodging, medical appointments, liaison nurses, cafeteria services, transportation, interpreters and social support to Nunavik residents coming to Montreal for medical consultations and/or hospitalization at one of the McGill Integrated University Health Network (RUIS) points of service. The Ullivik Residential Centre in Dorval rents a four-storey building with a ground-floor reception area, a 75-seat cafeteria, a number of offices, a lounge and a boudoir with snack service for residents. On the three upper floors, there are 91 rooms with 143 beds to accommodate between 150 and 175 guests. TIMELINE: Following the request for proposals CSI2526-015/20077660 the owner has awarded an architectural professional consulting firm to complete Real estate planning, construction and functional and technical programming of the project. Preliminary studies and concept establishment are underway. Scope of work, project budget and timelines of the project development are being finalized. Notes: - Expected duration of the contract without options (in months): 72. - Phase 1 - Preliminary studies and programming: A) Needs analysis and validation of the Functional and Technical Program (FTP), detailed assessment of accommodation and related service requirements, identification of specific constraints and requirements (users, logistics, security, accessibility), stakeholder consultation and documentation of recommendations. B) Feasibility studies and implementation scenarios, analysis of expansion options based on available space, assessment of the advantages and disadvantages of each option, summary cost and time estimates for each scenario. - Phase 2 - Design and development of plans: A) Preliminary plans, presentation of architectural concepts and choice of materials, layout proposals optimizing traffic flow and user experience, validation with CSI and adjustments if required. B) Final plans and specifications, detailed architectural plans, integration of related disciplines (structural, mechanical, electrical), technical and material specifications, complete bills of quantities and specifications. - Phase 3 - Construction tendering: drafting and coordination of tender documents, support in the contractor selection process, answering bidders' questions. - Phase 4 - Construction supervision and commissioning: A) Construction supervision and coordination, site supervision, coordination with contractors and validation of compliance, answers to technical questions and adjustments if required, verification of work quality and adherence to schedules. B) Final report and project acceptance, final inspection and validation of completed work, documentation of adjustments and corrections made, project completion file including "as-built" plans.
