Remodeling and renovation of a residential development in Milwaukee, Wisconsin. Completed plans call for the remodel of a residential development; and for the renovation of a residential development.

Remodeling and Repairs. EXTERIOR SITE 1 Front and Rear Security Fence Gates: A.) Replace the front gate with a 6' high opaque wood gate (stained), with locking security hardware. B.) Replace the rear vehicle sized gate with a 6' high opaque wood gate with two gate leaves, and locking security hardware. CV HOUSE 2 Entry Doors: Replace all three entry doors with similar metal clade doors, with locking handsets and deadbolts. Paint with exterior primer and white finish paint. CV, Pb 3 Front Porch - Box Columns: (Note: It is assumed that the columns have a structural 4x4 or 6x6 post within the wood covers.) Replace any rotted 1x wood covers. Prime paint the new wood to prevent rot, then wrap the columns in pre-finished sheet metal. Color is to be bright white. CV, Pb 4 Front Porch Stairs: A.) Replace both sets of stairs, with new code compliant stairs. Install code compliant guardrails with handrails at each side. B.) Replace the skirting at all open sides of the stairs. C.) Allow the new treated wood to weather, then paint all wood surfaces. Colors per owner. PERMIT, CV, Pb 5 Front Entry Porch - Skirting/Decking Repairs/Painting: A.) Replace any warped/buckled boards and any boards with holes, with matching treated boards. Screw down any loose boards. B.) Remove all loose paint. Allow new treated wood to weather, then apply a high adhesion primer (tinted grey) to the decking, appropriate for floor traffic. Apply a high quality porch paint, with a flat sheen (non-slippery). Color is to be a pre-approved dark brown. C.) Replace the skirting at all sides of the porch. Create an operable hinged opening with the new skirting, to allow owner to access underneath the porch. 6 Porch Guardrails: Remove and replace the existing guardrails at the upper and lower front porches. Do NOT use any "pin" fasteners. Instead use structural screws and/or treated finish screws. Any penetration through the upper EPDM membrane must be properly sealed for water-tightness. PERMIT, CV, Pb 7 Front Porch - Ceiling: The existing vinyl ceiling does not have adequate support, and is sagging. Remove and replace it with a new ceiling of metal soffit panels. Install new 2x4 wood supports to secure the panels across the span, and at the perimeters. Color per owner. CV, Pb 8 Exterior Light Fixtures: A.) Replace the light bulbs at the South facade's security light. The fixture shall be Defiant Motion Activated Black LED Flood Light, 3000 Lumens, SKU #1009195261 at Home Depot. Ensure functionality of the light and switch. B.) Replace the light bulb at the rear (East) yard light. The fixture shall be Home Depot 350-Watt Equivalent Gray Integrated LED Outdoor Area Light Wall/Pole Mountable with Dusk to Dawn Control, SKU #1002076264. C.) Replace both of the light bulbs motion sensing lights at the West porch, over each front entry door. The fixtures shall be Home Depot 1-Light Matte Black Motion Sensing Dusk to Dawn Non-Solar Outdoor Wall Lantern Sconce with Clear Striped Glass (2-pack) SKU #1008102306. CV 9 South Facade Bump-Out Repair: Location; South facade, kitchen bay window bumpout. At the bottom of the bump out, remove the asphaltic covering, permanently plug the insulation holes, and re-cover the surface in a 1/4 fiber cement board siding panel. Caulk the edges for water tightness, and to be insect proof. CV, Pb INTERIOR GENERAL 10 Alarms: A.) Install a Home Depot Kidde 10-Year /Worry Free Smoke & Carbon Monoxide Detector Lithium Battery & Photoelectric Sensor, SKU #146429, at the top of the rear stairwell. B.) Install a Home Depot Kidde 10-Year/Worry Free Smoke Detector, Lithium Battery Powered, Smoke Alarm, SKU #152622 in each bedroom, and one in the front entry stairwell for the second-floor unit. Note: All alarms shall be sealed battery, 10-year lithium-ion units. CV SELF-HELP BASEMENT 11 Encapsulation: (location; Southeast laundry area) An HVAC duct has a joint with exposed former pipe insulation. Cover this duct and joints in Home Dept Everbilt Double Reflective 1 Insulation, to form an encapsulation. Note: Asbestos removal/abatement to follow state DNR guidelines for notification, removal, and disposal. Asbestos removal/abatement to only be completed by licensed individuals. CV 12 Basement Stair: Replace the basement stair with a code compliant stair, guardrails, and handrails. Paint the entire new stair with porch paint (flat sheen, non-slip). The color is to be a pre-approved dark green. PERMIT, CV 13 Jack Post Installation: Install a structural (permanent) jack-post at the location of the missing wood column at the West end of the basement. CV BASE BID SUMMARY (Note: Contractors are to provide line item estimates with their bid.) Financing for work under this contract is provided through the City of Milwaukee, Neighborhood Improvement Development Corporation (NIDC) who, through its loan agreement with the Owner, reserves certain rights and privileges as Lender, which include but are not limited to: development of the scope of work, assistance with the bid process, preparation of the Contract, approval of change orders and payments, and other aspects associated with contract execution and implementation. The Owner reserves the right to reject any and all bids and to waive informalities. It is NIDC policy that, if: (a) the Contractor's proposal/bid complies with the specifications and other requirements, and (b) the Contractor meets NIDC's minimum requirements as outlined herein, and (c) the selected bid is reasonably within range of the market price for the work, then Owner may select any Contractor who, in Owner's opinion, is the most responsible and responsive bidder
