Demolition, site work and new construction of a mixed-use development in Pacific Junction, Iowa. Completed plans call for the demolition of a clubhouse / community center; for the construction of a clubhouse / community center; for site work for a clubhouse / community center; municipal facility; municipal facility; and municipal facility.
This project involves the demolition and new construction of two separate buildings: the Community Center and City Hall. Both buildings will utilize wood construction and together total approximately 3,000 square feet. All material, labor, tools, expendable equipment, transportation and utility services, and all incidental items necessary to perform and complete, in a workmanlike manner, the Work required for the Combined Construction, including General, Mechanical and Electrical Work, for the Pacific Junction - Municipal Buildings (Community Center and City Hall). Doc Note - Bidding Documents may be obtained from the Issuing Office during the hours indicated above. Bidding Documents are available for download or on compact disc (as portable document format (PDF) files) for a non-refundable charge of $15.00, payable to "A&D Technical Supply Co. Inc." Alternatively, printed Bidding Documents may be obtained from the Issuing Office's receipt of payment for the Bidding Documents. The refundable cost of printed Bidding Documents is $30.00 per set, payable to "Olmsted & Perry Consulting Engineers INC." plus a non-refundable shipping charge. Refundable deposit shall be returned to the Bidder upon receipt of the contract documents in re-usable condition within 14 days after award of the project. Work under the proposed Project Contract[s] shall be commenced within ten [10] calendar days from the date of the Notice To Proceed, and the Work is desired to be substantially completed on or before January 31, 2026, and desired to be completed by February 28, 2026. The contractor is to specify dates and receive Owner/Engineer/Architect agreement. Bid Security in the amount of 5 percent shall be furnished in accordance with the instructions to Bidders. Security shall be in the form of bidder's bond, a cashier's or certified check drawn on a bank in Iowa or a bank chartered under the law of the United States, or a certified share draft drawn on a Credit Union in Iowa or chartered under the laws of the United States. The Bid security shall be in a sealed envelope separate from the sealed bids. The successful Bidder will be required to furnish a corporate surety bond in an amount equal to one hundred percent (100%) of the contract price. Said bond shall be issued by a responsible surety approved by the City Council and shall guarantee the faithful performance of the contract and the terms and conditions therein contained and the maintenance of said improvements in good repair for not less than two [2] years from the time of acceptance of said improvements by the City The City of Pacific Junction, Iowa reserves the right to defer acceptance of any bid for a period of sixty (60) calendar days after receipt of bids and no bid may be withdrawn during this period.
