Renovation of a residential development in Buchanan, Michigan. Completed plans call for the renovation of a residential development.
Bid Package: HVAC Replacement- 121 Elizabeth, Buchanan, MI 49120. The City reserves the right to reject any or all proposals, to waive irregularities in proposals and to accept the proposal that in the opinion of the City Council is most advantageous to the City. No bid shall be withdrawn after the opening of bids for a period of thirty (30) days after the scheduled time of receiving bids. The undersigned hereby agrees that if the foregoing proposal shall be accepted by the Homeowner and the City, he will, within ten (10) consecutive calendar days after receiving notice of acceptance of such proposal, enter into contract, in the appropriate form, to furnish the labor, materials, equipment, tools, and construction equipment necessary for the full and complete execution of the work, at and for the price named in his proposal. The undersigned hereby agrees that if this foregoing proposal shall be accepted by the said City he will complete the entire work of this contract by July 30, 2025. In interest of expediting the award of this contract the undersigned will be required to show that he has performed work similar to that included under the proposed contract for which his proposal is offered. In submitting this bid it is understood that the right is reserved by the Homeowner and/or the City of Buchanan to reject any and all bids. It is agreed that this bid may not be withdrawn for a period of thirty (30) days after the opening thereof. The Contractor shall complete the entire project on or before the date specified or by authorized extension without liquidated damages. The Contractor will be charged $100.00 per day for each calendar day that the work shall remain uncompleted past the completion date. Scope of Work 1 Removal: o Safely disconnect and remove the existing furnace and associated ductwork connections as needed. o Remove and dispose of old unit and debris in accordance with local regulations. o Verify and cap/disconnect any obsolete electrical or gas lines if necessary. 2 Installation: o Provide and install a new high-efficiency (AFUE > 95%) gas furnace sized appropriately for the home (approx. 1200 sq. ft.). o Coordinate with the homeowner to select an approved brand (e.g., Trane, Lennox, Carrier, Rheem, etc.). o Ensure compatibility with existing ductwork or note necessary modifications in the bid. o Install new gas piping, venting (PVC or other approved type), condensate drain lines, and electrical connections as required. o Install a new programmable thermostat, if not compatible with existing controls. o Verify proper airflow, refrigerant levels (if applicable), and safe operation of all systems. o Seal and insulate any ductwork connections affected by the installation. 3 Testing and Commissioning: o Perform complete system startup and testing. o Balance airflow and ensure system operates per manufacturer specifications. o Provide homeowner training on new system and thermostat operation. 4 Permits and Inspections: o Obtain all required permits. o Coordinate all required inspections with the local building department. o Furnish proof of final approval from all required inspections. 4. Warranty Requirements o Minimum 10-year manufacturer warranty on furnace components. o Minimum 1-year labor warranty on installation. o Include documentation of all warranties with the final invoice. 5. Optional Add-Alternates (Include as Line Items) o Air filter upgrade (e.g., MERV 13 or HEPA system) o Humidifier installation o Duct cleaning service the said City he will complete the entire work of this contract by July 30, 2025.
