Renovation of a retail development in Deland, Florida. Completed plans call for the renovation of a retail development.
Demolition and Repair of existing sloped metal roof. The County of Volusia, Facilities is seeking a single, responsive and responsible bidder for the construction of VILLAGE GATEWAY PLAZA PARTIAL ROOF REPLACEMENT located at 1568 North Woodland Blvd., DeLand, FL 32720. The lowest responsive and responsible bidder shall be responsible for all applicable permitting, labor, materials, equipment, tools, transportation, services, and incidentals necessary to complete all Work required by the specifications and as shown on the drawings. Term: Total contract time: 150 Days. All the existing EPDM membrane roof and rigid insulation systems will be removed down to the original structural steel deck below (except the northeast building already awarded for replacement). Inspect the existing steel decking and wood blocking, perform any necessary repairs / replacement per unit price allowances. Secure two layers of new 2.25" thick rigid insulation to the steel roof deck as needed to comply with the current Florida Energy Conservation code (R-25ci minimum) and correct any existing roof drainage issues. Apply a gypsum coverboard over the rigid insulation. Adhere a reflective surfaced, 60 mil thick, PVC / Elvaloy thermoplastic roof membrane within the field of the roof and as the base flashing system. At most parapets and transition walls, the base flashings will be applied the full height of the wall to minimize counterflashing's and future maintenance. All parapets and roof edges will receive PVC-clad aluminum edge metal; all other exposed metal flashings will be fabricated stainless steel or aluminum. Some specialty fabrications will be needed at terminations and transitions using epoxy adhesives. All roof drainage is to gutters along the back (north & west side) of the building, the existing gutters will be removed and replaced with properly sized aluminum or stainless-steel gutters, and damage resistant extruded aluminum downspouts at the current downspout locations. We assume these downspouts current discharge on grade. In accordance with the American Disabilities Act and Section 286.26, Florida Statutes, persons with disabilities needing a special accommodation to participate in the proceedings, or an interpreter to participate in any proceedings, should contact the county's ADA Coordinator at 386-248-1760 for assistance, at least two business days before any meeting date. A Bid bond shall accompany each Bid in an amount not less than five percent (5%) of the Bid amount and shall be valid for a period not less than one hundred twenty (120) days. If a Bid bond is used, the Bidder shall complete and submit the Bid bond form provided in this solicitation. After the County and the successful bidder have executed a written Contract and the successful bidder has recorded an acceptable Payment and Performance Bond or if one hundred twenty (120) days have passed after the date of the formal opening of the Bids and no Contract has been awarded, the Bid security of any Bidder will be returned upon written demand. Failure of the bidder to execute a Contract and record the required bonds as provided herein within ten (10) days after a written notice of award has been given shall be just cause for the annulment of the award and the forfeiture of the Bid security to the County, which forfeiture shall be considered not as a penalty, but in liquidation of damages sustained. Award may then be made to the next lowest responsive and responsible bidder or all Bids may be rejected. The construction and services required by the Contract Documents including all labor, materials, equipment and services incidental thereto, provided or to be provided by the Contractor to fulfill the Contractor's obligation to achieve Final Completion of the Project. When advantageous for the County, the County reserves the right to issue "Owner Direct Purchase Orders" in order to save sales tax. If the County elects to issue Owner Direct Purchase Orders, Contractor shall assist County staff and shall be liable for accuracy and warranty of specifications, and materials ordered. Owner Direct Purchase Orders shall be identified within the drawings and specification documents.
