Renovation of a residential development in Simcoe, Ontario. Completed plans call for the renovation of a residential development.
In a pilot project, the Simcoe County Housing Corporation (SCHC) is requesting Proposals for the construction/supply, delivery and installation Prefabricated Residential Structures, also known as a Garden Suites; self-contained accessory residential buildings designed to be ground-oriented suites in the backyard of a single residential dwelling property. The Garden Suite pilot project aims to shortlist up to three (3) different prefabricated residential structures for construction in 2025. The prefabricated residential structures will be monitored for one (1) year from completion of installation(s). Garden suites will then undergo a secondary evaluation (Schedule C) including, but not limited to the unit's durability, cost, design, tenant feedback and contractor performance prior to standardizing up to three (3) prefabricated residential structures eligible for construction in future years contingent on funding opportunities and Council approval to proceed with the full implementation of the Garden Suite Project. The garden suites will be installed on existing County owned residential properties and municipal infrastructure, providing a sustainable and economical way to increase and diversify the SCHC's rental housing stock in the County of Simcoe. Construction documents, design drawings, and specifications must align with the 2024 Ontario Building Code, CSA B652:23, and CSA A277-certified (if applicable), applicable municipal bylaws and be permit ready Phase 1 - Pilot Project: Locations: Three properties owned by the SCHC with existing single-detached dwellings have been identified by the SCHC for intensification: 1. 799 Willowbrook Street, Midland, 2. 871 Birchwood Drive, Midland, 3. 111 Robert Street East, Penetanguishene. The garden suites will be installed on existing County owned residential properties and municipal infrastructure, providing a sustainable and economical way to increase and diversify the SCHC's rental housing stock in the County of Simcoe. Construction documents, design drawings, and specifications must align with the 2024 Ontario Building Code, CSA B652:23, and CSA A277-certified (if applicable), applicable municipal bylaws and be permit ready.
