RP 0121-25 Federal Way Downtown Station TOD Sites 1 and 2. Sound Transit is requesting proposals to select a Qualified Entity (Proposer) to implement a transit-oriented development project (TOD Project) at the Federal Way Downtown Station in Federal Way, Washington. Through this competitive process, Sound Transit is making two (2) parcels (TOD sites) of land available to Qualified Entities for the development of an affordable housing project. On-Call No. RTA/AE 0051-22 Task Order No. 007-00 The first site, TOD site 1, is approximately 34,178 net buildable square feet. The parcel is bounded to the north by South 317th Street, to the east by 22nd Avenue South, to the south by South 318th Street, and to the west by 21st Avenue South. Site 1 is directly across South 317th from the existing Federal Way Transit Center parking garage. Sound Transit studies estimate that this site can support approximately 100 housing units. The second site, TOD site 2, is approximately 48,000 net buildable square feet. The parcel is bounded to the north by South 318th Street, to the east by 22nd Avenue South, to the south by South 319th Street, and to the west by 21st Avenue South. Sound Transit studies estimate that this site can support approximately 150 housing units.
