Renovation of a multi-residential development in Charleston, South Carolina. Completed plans call for the renovation of a multi-residential development.
The Housing Authority of the City of Charleston (CHA) will receive sealed bids from qualified contractors for a contract for Surface Cleaning, Tuck-Pointing, and Brick Sealing at Robert Mills Manor. The intent of the Scope of Work includes, but is not limited to: SURFACE CLEANING. All exterior brick and concrete shall be cleaned using a "soft wash" system, which requires the use of low pressure and chemical application to clean the surface, thereby limiting water intrusion. Due to Robert Mills Manor being classified as a historical site and the importance of preserving the existing exterior appearance, CHA will not allow a high-pressure system to be used for surface cleaning. 1. Contractor will have access to water from vacant units, it is the responsibility of the contractor to provide hoses. TUCK-POINTING. To include the performance of a close inspection of all stone and brick masonry mortar joints. Joints found to be cracked, missing, or badly deteriorated shall be cut back and re-pointed with mortar that matches existing performance and appearance of original material. The City of Charleston's BAR must approve the mortar to be used. 1. Where tuckpointing work is required, cut out existing loose mortar joints and remove by means of a chisel or a special pointer's grinder, to a uniform depth of to 1" plus the depth of where the mortar joint begins, or to a depth of 3 times the mortar thickness, whichever is greater. Take care not to damage, chip, or scratch existing stone units to remain. 2. Remove dust and debris from the joints by brushing, blowing with air, or rinsing with water 3. Immediately prior to application of mortar, dampen joints to be tuck-pointed. Prior to the application of pointing mortar, allow stone units to absorb surface water. 4. Tightly pack mortar into joints in thin layers. 5. Pack the final layer flush with the surfaces of the stone units, tool joints to match the surrounding joints. 6. Clean exposed stone surfaces on completion. 7. Remove mortar droppings, foreign substances, and environmental staining from stone surfaces.
