Completed plans call for the addition of a 38,600-square-foot, three-story above grade educational facility; for the demolition of a 15,000-square-foot educational facility; for the renovation of a 152,000-square-foot educational facility; and for site work for a educational facility.

Work of this Contract comprises the following: .1 Demolition of the existing central wing of the historic Parklands building and selective demolition throughout the historic Parklands Building. The approximate footprint of demolition of the central wing is 15,000 SF. .2 Renovation of approximately 152,000 SF of gross flo or area within the existing historic Parklands building over six floors including work in the existing crawlspace and attic. .3 Construction of approximately 38,600 SF three storey addition to the North side of the existing historic building. .4 Extensive site upgrades include parking lots, a new geothermal field, two new stormwater detention ponds, alterations and additions to buried services and utilities around the property including but not limited to water mains, sanitary, storm sewers, steam and gas lines, emergency power and fiber optic communications. .5 Significant site excavation to a general depth of approx. 5m to 6m below existing grade. Deep excavation will require an engineered shoring system to protect the existing shallow foundations supporting the Parkland Building foundations from disturbance. .6 The Project will follow all requirements for LEED v4/v4.1 for design and construction, but there will be no formal certification review by the CaGBC. .7 The Owner anticipates multiple smaller construction projects happening at the North Hill Campus during the construction of the PIC Project. The successful bidder is required to communicate and coordinate with other contracted parties to ensure adjacent construction sites are clearly demarcated and accessible, and that access to existing public amenities on the grounds remain safe and clean of construction debris.
