Remodeling of a fitness / recreation center in Oak Lawn, Illinois. Completed plans call for the remodel of a fitness / recreation center.

Community Pavilion - General Remodeling . Athletic Surfacing . Demolition . Electrical . Fire Protection . Resilient Flooring . General Trades . Glass and Glazing . HVAC . Painting . Plumbing Guarantee bonds in the form of a Performance Bond and Labor and Material Payment Bond in an amount equal to one hundred percent (100%) of the bid will be required by each successful Bidder. Bid security in the form of a bid bond, certified check, or cashier's check made payable to The Oak Lawn Park District in an amount equal to ten percent (10%) of the base bid is required. Bid security is required of all parties submitting a proposal. "Failure to Comply With the Requirements of This Invitation to Bid Will Result in the Bidder's Disqualification. " All technical questions during the bidding period will be referred to Patrick Cronin at W.B. Olson, Inc. and submitted in writing via email to pcronin@wbo.com four days before the bid is due. Qestions or clarifications may be submitted until seven days before the bid is due. The Oak Lawn Park District and W. B. Olson, Inc. reserve the right to reject all bids. Olson, Inc. 3235 Arnold Lane Northbrook, IL 60062 pcronin@wbo.com Anticipated Start of Construction: August 2025 Anticipated Final Completion: November 2025 Note: Second Floor Athletic Flooring, Wall Construction, Equipment Moving, Electrical, Etc. Must Begin August 11, 2025 and Be Complete By October 1, 2025. Contract Alternate #1: First Floor Scope of Work [IE Locker Rooms, Fitness Studios, Restrooms, Corridor, Etc.] Voluntary Alternate #1: Reduce Chiller from 160-Ton to 150-Ton Voluntary Alternate #2: Utilize Elevator On OFF HOURS in lieu of Daytime Work with Scheduled Lull Deliveries and Stairwell Accessibility Athletic Surfacing: 1. Include all labor, materials and equipment to complete the Athletic Surfacing scope as indicated in the contract documents. 2. Furnish and install AF-1 and AF-2 a. Include floor prep within your base bid. 3. Include phasing per phasing plan and rough outline below: a. Phase 1: i. Relocate Equipment from 301B to 301 C - Include Labor to Relocate Equipment ii. Demo Flooring in 301B - By Demo Contractor iii. Install New Flooring in 301B b. Phase 2: i. Relocate Equipment Back from 301C to 301B - Include Labor to Reinstall Equipment ii. Demo Flooring in 301C - By Demo Contractor iii. Install New Flooring in 301C 4. Contractor to apply skim coat to a depth 2 mm deeper than skim coat of adjacent RF-2 flooring so floor finish elevations are flush, verify required depth with manufacturer in field. 5. Note: No elevator access available. Deliveries to be coordinated with W.B. Olson to be hoisted via W.B. Olson operated Lull between 4:00 am - 7:00 am daily. Remaining access via Stairwell only. Trash chute and window removal to be by W.B. Olson for subcontractors use as well. Demolition: 1. Include all labor, materials and equipment as required to complete all demolition per the contract documents. 2. Remove and dispose of all existing wall tile, suspended ceiling systems, lighting, epoxy finish flooring, and wall base to accommodate for new construction. Including but not limited to the following items: a. Remove and dispose of existing wall tile b. Remove and dispose of existing plumbing fixtures, floor mounted toilet partitions, wall mounted urinal screens, mirror and toilet room accessories c. Salvage faucets, hand dryers, and flush valves to owner d. Remove and dispose of existing suspended ceiling, tiles and grid e. Remove existing flooring, underlayment, mastic and base complete down to existing subfloor / slab patch. Repair, chisel, sawcut, grind, infill, level and smooth floor as required to leave a flat substrate as required to accommodate new floor finishes. f. Remove and dispose of existing curtain and metal support system. g. Remove and dispose of existing suspended ceiling system and lighting. h. Remove double doors and associated hardware. 3. Remove and dispose of existing plumbing fixtures, floor mounted toilet partitions, wall mounted urinal screens and toilet accessories 4. Remove and dispose of wood sport flooring 5. Remove and dispose of resilient tile flooring 6. Remove and dispose of existing flooring underlayment and prepare existing substrate to receive new floor finishes. 7. Remove and dispose of existing suspended ceiling system and lighting 8. Remove double doors and associated hardware 9. Remove existing chiller 10. Remove and dispose of existing asphalt shingles 11. Include phasing of floor demolition at Community Pavilion. 12. Include removal and disposal of existing gym mat / fitness flooring and wood flooring at existing weight area. 13. Remove and dispose of existing toilet room and accessories and shower accessories. Existing floormounted toilet partitions, wall mounted urinal screens, shower partitions, and plumbing fixtures to be removed and salvaged per D15 on CP-A-2 Note logistics plan at Community Pavilion - No elevator access, trash chut to be installed in roughly 2' x 4' window opening. All other demolition to be hoisted via stairwell. 14. Salvage of specified items for Owner (e.g., faucets, hand dryers). 15. Proper disposal of all demolition materials per Illinois EPA regulations. 16. Note: No elevator access available. Deliveries to be coordinated with W.B. Olson to be hoisted via W.B. Olson operated Lull between 4:00 am - 7:00 am daily. Remaining access via Stairwell only. Trash chute and window removal to be by W.B. Olson for subcontractors use as well. Fire Protection: 1. Include all labor, equipment and materials as required for a complete and code compliant fire protection system as outlined in the contract documents. 2. Modify existing fire protection at new acoustical ceiling locations a. Reference Drawing CP-FP-1 b. Remove and store cover plate for ceiling replacement, reinstall cover plate at completion of new ceiling c. Remove existing head labeled with 'R', remove existing branch piping back to a point where it can be extended to new head location shown. Provide new head labeled with 'N' at location shown centered in grid at existing ceiling elevation and extend new branch piping to new head location 3. Include all fire protection notes per GG-FP-1 4. Note: No elevator access available. Deliveries to be coordinated with W.B. Olson to be hoisted via W.B. Olson operated Lull between 4:00 am - 7:00 am daily. Remaining access via Stairwell only. Trash chute and window removal to be by W.B. Olson for subcontractors use as well.
