The Twin Towers are two 10,000 square meter (sqm) (107,640 square feet (sq. ft.)) concrete high-rise towers, located at 172/176/180 2nd Street East, North Vancouver, BC. The two towers consist of 212 units of affordable housing, and commercial retail space located on the ground floor. General Contractor (Prime Contractor) will be responsible for coordination of all their subtrades during the project duration and ensure that they complete the work as per the project specification and schedule. The project base scope of work includes but not limited: North Tower Mechanical: Remove existing Gym AHU, roof mounted condensing unit, fan coils and selected ductwork. Remove existing DHWT. Install new ERVs, VRV fan coils, ductwork, grilles and diffusers as shown. Install new roof mounted heat pumps and run new refrigerant piping. Install new electric DHWT. Install new MAU for existing restaurant. South Tower Mechanical: Remove existing 3 x AHUs and 3 x condensing units, fan coils and selected ductwork. Remove existing DHWT. Install new ERVs, VRV fan coils, ductwork, grilles and diffusers as shown. Install new roof mounted heat pumps and run new refrigerant piping. Install new electric DHWT. North Tower Electrical: Replacement of tenant's main panelboards. Removal of existing power connections for existing mechanical equipment removal. Provide new power connections for new mechanical equipment. Upgrade the existing commercial electrical distribution from splitter and disconnect switches to a new meter stack. Work shall be done in different phases to minimize power outage. Modify existing feeders from existing commercial distribution to new meter stack. South Tower Electrical: Replacement of tenant's main panelboards. Removal of existing power connections for existing mechanical equipment removal. Provide new power connections for new mechanical equipment. Modify existing power connection for a tenant electrical distribution. This electrical distribution shall be separated from the house electrical distribution. Provide a new BC Hydro meter, feeder and panel for a tenant electrical distribution. Coordinate with BC Hydro for a new meter installation.
