Renovation of an educational facility in Placerville, California. Completed plans call for the renovation of a educational facility.
The work shall consist of, but not limited to the application and installation of a Spray Foam Roofing System over existing Single Ply Roofing conditions to achieve the extension of the serviceable life expectancy of the existing roof systems. SECTION INCLUDES: A. B. C. Work Covered by Contract Documents. Work by Others. Contractor Use of Premises. WORK COVERED BY CONTRACT DOCUMENTS: A. Outline of Work: The work to be performed by Contractor shall conform to the requirements of the Contract Documents, including but not limited to, the General Conditions, specifications, drawings, and other related documents, and include the furnishing of all labor, materials, tools, equipment, plant, and services necessary therefore and incidental thereto to complete the project. The work consists of, but not limited to the application and installation of a Spray Foam Roofing System over existing Single Ply Roofing conditions to achieve the extension of the serviceable life expectancy of the existing roof systems. SEE ATTACHED SITE MAP LOCATION OF WORK & SCOPE OF WORK EXHIBIT: A. Building A Foam & Coat Over PVC B. C. D. Project Completion Date: All work shall be completed within (twenty-one days) 21 calendar days after the construction start date specified in the Notice to Proceed. Work Not Included: Except for such auxiliary work as shown or specified, or is necessary as part of the construction, the following is NOT included in this contract: Any work shown but marked "Not In Contract" (NIC) or otherwise designated to be done under another Contract or by the District. Location of Site: The site of the work is located at 6699 Campus Drive Placerville, CA 95667. CONTRACT METHOD A. Construct the Work under a single Lump Sum Contract. CONTRACTOR USE OF PREMISES A. B. C. D. Contractor shall have use of the premises as described in the Construction Scope for access to and the execution of the Work. Portion of the site beyond areas in which construction operations are indicated are not to be disturbed. Coordinate use of the premises with the acceptance of the District's Project Manager. Assume full responsibility for the protection and safekeeping of products under this Contract, stored on the site. Schedule deliveries so as to minimize space and time requirements for storage of materials and equipment on site. E. F. G. 1.5 Move any stored products under Contractor's control which interfere with the operations of the District or a separate contractor. Obtain and pay for the use of additional storage or work areas needed for operations. Contractor shall assume all responsibility for parking his own and his subcontractors' vehicles. SURROUNDING SITE CONDITION SURVEY A. B. 1.6 Prior to commencing the work, the Contractor will implement all necessary provisions of the Special Project Procedures, Section 01 35 00. Contractor shall strictly follow these procedures at all times. Prior to commencing the work, the Contractor, and District's representative shall tour the site together to examine and record damage to existing adjacent improvements. Provide photographs as record. This record shall serve as a basis for determination of subsequent damage due to the Contractor's operations and shall be signed by all parties making tour. Any cracks, sags, or damage to the improvements not noted in the original survey, but subsequently discovered, shall be reported to the District's Representative. DISTRICT-FURNISHED ITEMS A. B. The District may provide equipment, furniture or casework as indicated in drawings. The Work under this contract includes providing support systems to receive District's equipment, casework, and provide mechanical and electrical connections. Installation is included as part of Work under this Contract. 1. 2. 3. The District will arrange and pay for delivery of District-furnished items and will inspect deliveries for damage. The Contractor is responsible for receiving, unloading and handling District-furnished items at the site. The Contractor is responsible for protecting District-furnished items from damage, including damage from exposure to the elements, and to repair or replace items damaged as a result of his operations. The Contractor shall inform District in writing of Contractor requested delivery dates of District-furnished items. The Contractor is responsible for designating the delivery dates of District-furnished items in the Contractor's Construction Schedule. These delivery dates are to be based on a mutually agreed-upon schedule between the District and the Contractor. Roof top PHOTOS are provided to illustrate the existing roof conditions and support our Scope of Work recommendations. GENERAL SCOPE OF WORK: after preparation of the existing single ply membrane (clean via power wash, mechanically refasten the existing single ply membrane, and prime), install an insulated spray foam roofing system over the entire existing single ply membrane typ. The Scope of Work will include all perimeter wall flashings and equipment base flashings, as well as pipe and vent penetrations typ.: EL DORADO CENTER; BUILDING A: SCOPE OF WORK: Installation of a spray foam roofing system, over the existing, insulated single ply (PVC) roof membrane: NOTE the additional reference to Scope of Work details along with the photos included in this document. AT ALL ROOF AREAS: prep existing roof membrane, via power wash; re-secure the single ply membrane at BOTH the field AND the perimeter walls using mechanical fasteners (screws and insulation/membrane plates), as follows: FIELD: install fasteners (screws and membrane plates) at 5' on center - staggered - between all welded seams the length of each field role typ. Plates and fastener heads will be primed, prior to the installation of the foam roofing system typ. As necessary, cut and refasten the single ply membrane at 'mole runs', to provide a flat, monolithic substrate for the installation of the spray foam system typ. WALLS: at the perimeter walls, the single ply membrane is delaminating, 'sluffing' from the substate typ. Wall flashings will be re-secured with fasteners and plates, prior to the install of the new foam system typ. The existing membrane must be flush to wall to support the new spray foam installation; cut and refasten single ply membrane, as needed typ. Prime the existing roof membrane at the rate of _ gallon per 100 square feet typ. INSTALL SPRAY FOAM to a nominal thickness of 1.5" in the field and a nominal 1" thickness at the parapet walls and equipment support curbs typ. Install coating system at the rate of 5 gallons per 100 square feet, in three applications, to achieve a finished coating thickness of approximately 40 dry mils typ. All RFIs to be submitted under Q&A tab, one at a time.
