Providing all materials, equipment and labor for the Charles Place Renovation. Question Deadline 08/18/2025 at 12:00 PM ET Questions will be received at online. Contractor will be responsible for performing all work detailed in solicitation files labeled: "24030 FOCO Charles Place Renovation - BID SET" Dated July 11, 2025, and "Permit Stamped Civil Drawings Dated May 23, 2025" The following are the Project overviews, Contractor should review all plans for full details. A: (BID ITEM NO. 1) Base Bid _ Interior renovations of an existing one (1) story building, new construction, new finishes and minor modifications to the plumbing, electrical and mechanical system. _ New exterior fence in the backyard, new exterior free-standing canopy and patio. B: (BID ITEM NO. 2) Add Alternate # 1 _ Adjust slope of existing pathway to meet ADA requirements. _ Remove existing horseshoe pit and golf green to be replaced with a basketball half-court with fencing. _ Civil Drawing Sheet C3.0 dated May 23, 2023 shows in detail. _ Demolition of an existing concrete walking path, the addition of a basketball half-court and new path in its place _ This development is to comply with the following codes where applicable: International Building Code, International Residential Code, International Fire Code, International Plumbing Code, International Mechanical Code, International Fuel Gas Code, National Electrical Code, International Energy Code, 2012 NFPA 101. 16 _ Stormwater Management Note: Added impervious and disturbed area under minimum that requires additional detention. Stormwater to be detained by existing detention pond located on site, below the library. C. The Contractor shall provide a full-time on-site project management team and whatever means and methods consistent with the Contract Documents to ensure that the entire Project achieves Substantially Completion as expeditiously as is consistent with reasonable skill and care and the orderly progress of the Work . D. This Project shall be delivered to the County turnkey, ready for the County to conduct all business operations immediately upon Substantial Completion. Work Hours: Work shall be performed during consecutive 8-hour workdays, 6 days a week, Monday through Friday between 7:00 a.m. to 7:00 p.m. and Saturday between 8:00 a.m. to 6: 00 p.m., until the work is complete. Sunday construction is not permitted. Work Schedule: Prior to commencing the Project Contractor shall provide a detailed work schedule for each part of the Project for coordination and review with the Project Manager. The work schedule shall, at a minimum, indicate: a) The first date of initial on-site mobilization; b) Duration and sequencing of Work activities broken down by trade and phase within each major structure or geographical area on site; c) Identification of Work activities likely to cause increased disruption to the Work, the site, or surrounding operations; d) Plan for coordination with any relevant service or utility providers; and, e) The projected Substantial Completion Date, defined as the point at which all work is complete except for minor punch-list items that do not materially impede final inspections or occupancy. If only the Base Bid is awarded all work is to be substantially completed within 150 calendar days of issuance of Notice to Proceed. If both Base Bid and Add Alternate # 1 are awarded, all work is to be substantially completed within 180 calendar days of issuance of Notice to Proceed.
