Renovation of a mixed-use development in Bethesda, Maryland. Completed plans call for the renovation of a laboratory facility.

The scope of this project is to perform investigative probes to aid in determining path of water leaks and infiltration through the building envelope. Refer to the provided enclosures for specific tasks, locations, and steps for the investigative probes. These probes generally include temporary removal and disassembly of completed construction components, evaluation of exposed conditions, and reinstallation and patching of the temporary openings. Coordinate timing of work with NIH staff, building occupants, and the TT team to attend and evaluate exposed conditions. Schedule work to occur when precipitation is not forecast during the investigation. Provide all labor, equipment, etc. as necessary to perform the following tasks. Scope of work areas: 1. Probes at interior drywall ceiling (4 locations). a. Perform 24" x 24" square cutout to expose insulation. b. TT to view and evaluate insulation moisture saturation and level of deterioration. c. Remove enough insulation for TT viewing of drywall surface. d. TT to view and evaluate drywall moisture saturation and level of deterioration. e. Patch/repair drywall probes openings. f. Remove and dispose of all demolition and construction debris. g. Leave site the same as at time of arrival. 2. Probes at exterior roof deck (10 locations). a. Perform 12" x 12" square cutout down to metal deck. b. Clean out opening for viewing and identification of layering, materials, moisture saturation, and level of deterioration. c. Patch/repair probe cutout for weather lightness. d. Remove and dispose of all demolition and construction debris. e. Leave site the same as at %me of arrival. 3. Probe at exterior scupper and facade (1 location) at Scupper Drain Location #1. a. Perform removal of conductor box and downspout and save for reinstallation. b. TT to perform viewing/ evaluation of the exposed existing conditions. c. Perform water test at exposed scupper drain box flashing/ interface with rough opening. d. If water test results require next step. e. Perform removal of respective guard railing section and save for reinstallation. f. Perform removal of metal coping and save for reinstallation. g. Perform removal of facade finish panel and save for reinstallation. h. TT to perform viewing/ evaluation of the exposed existing conditions. i. If required perform water test at exposed existing conditions. j. If water test results require next step. k. Perform removal of scupper drain profile itself and save for reinstallation. l. Tt to perform viewing/ evaluation of the exposed existing conditions. m. Reverse reinstall all removed components and reflash as required at each installation sequence. *This project is being bid by invitation only.
