Renovation of an elderly care / assisted living facility in Gibbons, Alberta. Completed plans call for the renovation of a elderly care / assisted living facility.
Spruce View Manor, located in Gibbons, was built in 1977 and provides housing for 43 lodge residents. The existing roof was re-shingled in 2005 with a conventional 3 tab shingle, but the make and type is failing. There is also one area (central area above laundry services) that has major ice damming issues that require to be corrected. There is an area with membrane roofing that may be included in this roof replacement project dependent upon budget. The pricing of this area will be noted separately on Schedule "A" and not to be included in the total Bid Submission price. We require replacement of the entire roof and to include all new roofing components, roof vents, vent hoods, chimney, fascia and eavestroughing throughout as well as increased insulation to improve ice damming concerns. The eavestroughing replacement will include down pipes with new splash pads and down pipe extensions that can be lifted for lawn maintenance. Review of the attic venting and quantity of attic vents is required to ensure adequate venting.
