The project includes comprehensive preparation and painting of all specified exterior and interior surfaces of the Ford Senior Center located at 6750 Troy St, Taylor, MI 48180. Scope of Work: This specification outlines the requirements for exterior painting of the Senior Center. The work includes all necessary surface preparation, application of exterior primer, and two finish coats of exterior grade paint on all specified surfaces. 2. Surfaces to be painted: All exterior walls, doors, door jambs, frames, trim, and all other previously painted exterior surfaces of the Senior Center. This includes any surfaces that require preparation and painting. 3. Materials: All paints, primers, patching compounds, and associated materials shall be high-quality, professional grade products suitable for institutional use and specifically designed for exterior applications. All products shall meet or exceed current building standards and be appropriate for the substrate to which they are applied. _ Primer: High-quality exterior primer suitable for the existing substrate and topcoats, providing excellent adhesion and weather resistance. Product listed below or equivalent. _ Finish Coats: Exterior grade paint with a durable finish, formulated for maximum weather resistance, color retention, and protection against UV rays, mildew, and cracking. Color selections will be provided by the owner. Product listed below or equivalent. 4. Surface Preparation: All surfaces to be painted shall be meticulously prepared to ensure proper adhesion and a smooth, uniform finish. This includes: _ Cleaning: All surfaces shall be thoroughly cleaned to remove dirt, dust, grease, grime, mildew, and any other contaminants. Pressure washing may be required depending on the condition of the surfaces. _ Repair of Damaged Surfaces: Prior to any painting, all damaged exterior surfaces, including but not limited to wood rot, cracks, and imperfections, shall be repaired and patched with appropriate exterior grade patching compounds. Repaired areas shall be sanded smooth and dust-free. _ Sanding: All surfaces shall be lightly sanded to provide a proper profile for paint adhesion. Previously painted glossy surfaces shall be dulled by sanding. _ Dust Removal: All dust and debris resulting from surface preparation shall be completely removed before primer or paint application. _ Protection of Adjacent Surfaces: All non-painted surfaces, including but not limited to windows, roofs, landscaping, hardware, and equipment, shall be protected from paint splatter and drips using drop cloths, masking tape, and plastic sheeting. 5. Application: _ Primer Coat: Apply one uniform coat of approved exterior primer to all prepared surfaces. Ensure complete coverage and proper drying time according to manufacturer's specifications. _ Finish Coats: Apply two finish coats of approved exterior grade paint. Each coat shall be applied uniformly, free from sags, runs, brush marks, and roller marks. Allow adequate drying time between coats as per manufacturer's recommendations. _ Coverage: Ensure complete and opaque coverage of all specified surfaces. The final finish shall be uniform in color and sheen. _ Cutting-in: All cutting-in around trim, doors, and other adjacent surfaces shall be clean and precise, with no paint on unintended surfaces. 2 6. Quality Assurance: _ All work shall be performed by experienced and skilled painters familiar with exterior painting of institutional buildings. _ All materials shall be applied in strict accordance with the manufacturer's written instructions. _ The finished work shall be free from defects, including but not limited to, blistering, peeling, cracking, streaking, and uneven texture. _ The painting shall meet or exceed all applicable building codes and industry standards for exterior painting. 7. Clean-up and Protection: _ During Painting: Maintain a clean work area throughout the painting process. Promptly clean up any spills or drips. _ Post Painting: Upon completion of all painting, remove all drop cloths, masking tape, and protective coverings. All paint cans, rags, and debris shall be removed from the premises and disposed of properly. _ Final Inspection: The painted areas shall be left clean, orderly, and acceptable to the owner. All surfaces shall be wiped clean of any residual dust or paint residue. The space must be returned in a condition ready for immediate use. 8. Owner Responsibilities: _ Provide access to the Senior Center during agreed-upon working hours. _ Provide color selections for the finish coats. 3 Interior Painting Specification - Senior Center 1. Scope of Work: This specification outlines the requirements for interior painting of the Senior Center. The work includes all necessary surface preparation, and two finish coats of interior paint as listed or equivalent on all specified surfaces. Sherwin Williams listed below or equivalent. 2. Surfaces to be painted: All interior walls, doors, door jambs, frames, trim, and all other previously painted surfaces within the Senior Center. Ceilings shall be painted where applicable (e.g., if previously painted or specified by a separate drawing/instruction). 3. Materials: All paints, primers, patching compounds, and associated materials shall be high-quality, professional-grade products suitable for institutional use and specifically designed for interior applications. All products shall meet or exceed current building standards and be appropriate for the substrate to which they are applied. _ Finish Coats: 4. Surface Preparation: All surfaces to be painted shall be meticulously prepared to ensure proper adhesion and a smooth, uniform finish.
